All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
My Studio is a dedicated professional studio located in Denver, CO for professionals to call their own. We offer 1140 square feet of space exposed to beautiful natural lighting. We are located just off the highway at i70 and i76 with easy access to free parking for you and your clients. We are only 10 minutes from Sloans Lake and 15 minutes from Downtown Denver. Our studio was designed with you in mind to accommodate many different needs. Spend time shooting photos in our natural light, book the studio to meet with your clients in our designated meeting area, utilize our makeup vanity, or use the open space for your next yoga/fitness class. Make it your own! Of course, have some fun in the studio listening to your favorite jams on our bluetooth speakers and enjoy the free WiFi for you and your clients!

General Rules
Housekeeping: Booking Party agrees that at all times they shall keep and maintain the space in a clean and neat condition. Booking Party shall, at their own expense, promptly repair any damages to the space caused by any act of the Booking Party or any agent, customer, guest or invitee of Booking Party. Booking Party is responsible for sweeping up after each shoot. All messes will incur a $75 cleaning fee.
No Smoking: Smoking is not permitted on the premises or inside the studio.
All Laws Apply: Members shall abide at all times by the codes, ordinances and regulations of the city, county, state and other governmental agencies having jurisdiction over the conduct of the Booking Party’s business.
Cancelations: Cancelations are not offered, but there will be no fee if rescheduled within 72 hours prior to your session.
Refunds: Refunds are not offered. All sales are final.
Please stay within your scheduled hours of your visit and give yourself enough time to enter and exit the studio. There will most likely someone coming in before and after your scheduled session. Your set up and clean up time is included in your session time you booked.
Transfer of hours: Hours cannot be transferred or sold to other parties.
Losses: My Studio LLC will not be responsible for any loss or damage of merchandise, property or equipment, either from natural or unnatural causes, such as theft, fire, flood, wind, rain, or any other cause whatsoever on or around the premise.
Hold Harmless Agreement: Booking Party shall indemnify My Studio Limited Liability Cooperation against, and hold My Studio LLC harmless from any and all claims, actions, suits, proceedings, costs, expenses, damages and liabilities, including reasonable attorney’s fees and costs, arising out of, connect with, or resulting from the Booking Party or any agent, customer, guest or invitee of the Booking Party use of the studio, including without limitation the manufacture, selection, delivery, possession, use, operation, or return of the studio on or around the premise.
I expressly agree to release and discharge My Studio, Limited Liability Cooperation and all of its affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns, for any and all claims or causes of action and agree to voluntarily give up or waive any right that I, or my clients have to bring legal action against My Studio, Limited Liability Cooperation for personal injury or property damage.
In the event that any damage to equipment or facilities occurs as a result of my or my clients willful actions, neglect or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any actions. Any damages will incur a minimum $100 damage fee to be paid immediately.
I acknowledge that there may be video surveillance in the common are of the studio.
My Studio, Limited Liability Coperation requires all models in boudoir photos be 18 or older. Anyone younger is not permitted to engage in boudoir sessions or boudoir like sessions. We reserve the right to ask for idenfication of models at any time. All parties in the studio during a boudior or boudior like session must be 18 or older.
My Studio, Limited Limablity Coperations reserves the right to refuse service to anyone without reason or cancel and session/membership without reason.
My Studio, Limited Liability Cooperation will charge anyone arriving early to their session or leaving late and has not booked extra hours ahead of time a 1.5x booking fee of the orginal booking price.
No food is allowed in the studio unless approved my My Studio, Limited Liability Corperation in writing.
Large Party Bookings: The booking party shall agree to get permission from My Studio, Limited Liability Corperation before booking a session with 10 or more people.
Memberships:
My Studio, Limited Liability Corperation reserves the right to stop memberships at any time for any reason. Membership hours are not guaranteed and do not roll over each month. My Studio, Limited Liability Corperation my cancel or refuse any membership at any time without reason with refund. Hours expire at the end of their period and are not able to roll over from month to month. Maximum of 4 membership hours are eligible to be booked in a day.

This space was great and the natural light was perfect and it wasn't even a sunny day. Some of the items (desk, bench, etc) may need to be replaced due to wear and tear, but overall it had some amazing furniture and backdrops for us to use. The Host was very responsive when we wanted to extend our time as well which was great!
