Free street parking in front and around the neighborhood. A bit difficult during work hours but mostly empty after 5pm and weekends.

There are two large 6x7ft south facing windows in the studio that fill the room up with natural lighting throughout the day. You can use the blackout curtains or the V-flats to block out light. 10am-2pm are the brightest times of the day.

The space is not soundproof. Not recommended for sound recording unless you have the proper equipment to do so.

Ground Floor

The studio is on the ground floor so loading in equipment is very easy. No elevators or freight needed.

There are plenty of outlets and extension cords scattered across the room.

1. Observing COVID-19 precautions, masks must be worn at all times throughout the building and inside the studio. Please sanitize or wash your hands as soon as you enter the space. 2. Noise level MUST be kept at a minimum. No excessive noise levels or loud music allowed. It is an office building and you will be asked to leave if there is a complaint. The door must be closed at all times during your booking to help with this. 3. Under no circumstances will be smoking allowed inside the studio. You will be charged a fee and asked to leave if so. There will be no open flame or toxic materials used in the studio. There are sprinklers in the room. 4. No loitering is permissible in the hallways or common spaces throughout the building. 5. No food or drink is allowed in the lounge and work area. 6. Leave the studio in the same way as you have entered. All trash must be placed in the bin. There is no cleaning fee for your booking as long as you leave the space in the same condition as you entered. This is a very clean space, and must be left clean with everything placed back where it belongs. Failure to do so will result in a fee based on damage which can range from $50-250. 7. Furniture may not be moved. Everything in the lounge area must remain where it is. All chairs and stools in the room are available to use as prop chairs. The couch is delicate and not to be moved. 8. All backdrops are free for use for the first pull. After that, it is $10 per pull. Only black and white seamless are guaranteed. 9. Any magazine or book is free to be read and must be placed back where it belongs. They are not props. Please take care of the magazines as they are a personal collection. Do not move any of the plants. 10. There are cameras within the studio for security purposes. They will be reviewed if there is an incident such as missing items or broken equipment. For wardrobe change, there are restrooms down the end of the hall. There is also a foldable dressing tent which you may open up. Please close it once you are finished with your booking. 11. Booking time includes set up, cleanup, loading in and out. Please plan accordingly. You may be charged extra if you extend your stay without prior consent. You will also be charged if you arrive earlier than scheduled. If you need to extend your studio session, you may request an extension by contacting the owner. However, please note that there is no guarantee as it is dependent on other bookings and work schedule.
