Completely renovated street-level ranch house with a modern aesthetic. The house is full of natural light with oversized windows and skylights—features high ceilings, exposed industrial steel beams, sliding glass iron doors, and more exciting details. The main area of the house is an open-concept space with a chef's kitchen at the center. Original 70's 'step down' living room with fireplace and oversized windows. Large dining room with three skylights and an angled ceiling. All 4 bedrooms are on the main level, as well as 2 1/2 bathrooms. The house features whitewashed oak floors through oversized (30x30") cement tiles in high traffic areas (kitchen, entryway)—a brand new state-of-the-art kitchen with Viking and KitchenAid appliances and a 10ft island. The back porch has black stained wood planks, an exposed white brick fireplace, and stylish patio furniture - It's perfect for photoshoots—a large backyard with permanent cafe string lights, firepit area, and sleek retro kidney-shaped pool. We are open to hosting productions including Talk Shows, Product Shoots, Brand Commercials, Films, and Music Videos. Our goal is to provide an excellent backdrop for unique projects while offering the most outstanding service to our guests. We would love to be a part of your next project! PLEASE NOTE: the rate listed per hour is for a crew of 15 people max *including crew & talent. Larger productions are welcome & subject to higher rates. All booking start & end times are inclusive of setup & tear downtime, so please include that when booking your reservation. If you’re interested in multi-day, note that an additional fee may be charged for overnight displacement. All bookings requested the day before the booking start date without prior discussion and coordination are subject to denial or cancellation. FILMING, PHOTO & PRODUCTION-- Please include the following: *Total number of crew & talent *Desired date(s) & if flexible *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs SCOUTING-- We're happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and will not be accommodated during other guests' reservations/productions. OVERTIME-- If you go over your booking time, you will be charged time & 1/2. We're happy to offer a 30-min grace period for load-out, but do not allow early arrivals. This is not negotiable. PARKING-- We can accommodate 3 standard-size vehicles on the property. Ample additional free parking is available on the street. NO SMOKING-- Please do not smoke inside the property. If you do smoke outside, please make sure to throw all cigarette butts in a trashcan. NOISE -- The house is located in a quiet residential community. We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM. DAMAGE -- Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items. ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property. FIREARMS -- Firearms are not allowed on our property. PETS -- Pets are not allowed without prior approval. Please send us details prior to submitting a booking. COOKING -- Personal cooking is not permitted. Staged cooking *for production purposes is allowed as part of the project scope. Outside catering allowed.
