About the Space
We have a beautiful five acre retreat perfect for corporate events, photoshoots, video production, small weddings or parties. Located two miles from downtown historic Morristown, NJ Transit train station in town with an hour ride from Penn Station. Very private land that has a heated pool. Lower pasture available for large event tents.

General Rules
House rules vary upon the needs of the client. We aim to keep our property as safe and clean as possible for everyones enjoyment.
OVERTIME
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
CLEANING / DAMAGES
Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours.
Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.
FURNITURE
Please notify us in advance if you need to move furniture in the space to suit your event needs.
MISCELLANEOUS
There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated.

Enhanced Health and Safety Measures
This is an outdoor space. This is to ensure our guests have social distancing and stay safe.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
- Disinfecting wipes or spray and paper towels
- Disposable gloves
- Disposable masks / face coverings
- Hand Sanitizer
