About the Space
Exclusive access to our 14k sq/ft warehouse building for artistic productions. Located just one block from the Lodge/MI 10 Freeway. Ideal for film shoots, streaming productions, set production, complex lighting set ups, use of water, and vehicles. Site includes: - 3,500 sq/ft raw industrial space with drive-in capability - 6,000 sq/ft creative warehouse with lighting system and sprung marley floor - 4,000 square foot studio and lobby with cafe kitchen and dressing room - comfortable fenced outdoor space

Ambient noise description
We have had multiple professional interviews and film shoots in our space, and have not had complaints about sound spillage.
The space is a large warehouse set back from a somewhat busy street. The space is not soundproofed. If a very loud motorcylce or speeding sportscar goes by it can be heard. Normal traffic does not affect the sound space.

Equipment loading description
Vehicles can be driven into one side of the space through a 12x12 loading door. There are large street level doors.
Staging area is available
We have a dressing room and lobby hang area with kitchenette. If this is used only as a staging/crew area there is no additional fees.
All rooms are available for shooting
Shooting the exterior of the building is allowed
Electrical system description
200amps of 3 phase power.
Multiple outlets in the space on several circuits.
Staff member will show guest where circuit breaker is.

General Rules
NEIGHBORS
Our relation with our neighbors is our #1 priority:
** No noise or loitering crowds on the public streets around our venue.
** If you are in the parking lot or at your car you are either coming or departing the venue.
** Outdoor photo and video only by permission.
** Absolutely no activities outside after dark.
GUNS
Absolutely NO GUNS ARE PERMITTED INSIDE OR OUTSIDE OF OUR FACILITY for any reason and any deviation from this will result in shutting down of the event. The only exception to this is licensed and marked security personnel.
ALCOHOL
Yours is a production event, not party. Use of alcohol is by permission.
Alcohol must be used in moderation and drunk guests or crew will be grounds for shutting down an event.
TRASH: take it with you or deposit in the Green Dumpster in the alley on the Alden Street side of the building. PLEASE respect us and our neighborhood and don't leave trash on our floors, our street or sidewalk!
SMOKING
Smoking is permitted in the Flex Garage - please clean up your cig butts.
COOKING
By permission only. No OPEN FLAME is permitted. Frying by permission only.
TABLES AND CHAIRS
Request use of tables and chairs ahead of time and return tables and chairs to where you found them.
A/V SYSTEM
Use of house PA by permission. Lighting: we will give you one lighting look. A/V staff are available on request.
OVERTIME
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
CLEANING / DAMAGES
Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours.
Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.

Production insurance is not required
Furniture and decorations may be moved
Furniture can be moved but needs to be put back.
There are no wall decorations - and if there are this can be discussed on site with a staff person.
Smoke machines are allowed

Security cameras and recording devices
Security camera on entrances are always recording.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures
We thoroughly clean between booking and sanitize all touchable surfaces and doors.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
