The entire property, including gardens, is approximately 3 acres. Space has incredible energy day or night. Three towering 12 x 12 foot pergolas with high ceilings. 20 foot zellige fireplace, multiple splashing fountains with imported moroccan fittings, sparkling in-ground pool, large open layout with ample lounging and dining areas. Three dedicated bathrooms. Located in the Hills south of Ventura Boulevard in the Sherman Oaks neighborhood of Los Angeles. Nearby to 101 and 405 Freeways. Escape to nature, while staying close to the City. *IMPORTANT* If you are intending on having a big loud party, this is not the right space for your needs! Please see our House Rules. __NOTABLE DETAILS__ - Imported Travertine paving stones from Turkish quarries - Turquoise swimming pool - Numerous splashing water fountains - 20-foot gas fireplace - Outdoor wall and floor finishes include marble, polished travertine, slate, and found stone. - Gardens include myriad fruit trees and rare tropical plants. - Grounds are illuminated in the evening with extensive ambient lightscaping - Herringbone pattern Zellige tiles - Imported brass fittings from Moroccan craftsmen - Imported lanterns from women-owned business in India - Hand-sewn draperies - Located on the edge of a Nature Reserve - Canyon Views, Peek-a-boo City Lights View - Wildlife sightings are frequent, and include deer, hawks, coyotes, lizards, snakes, gophers and a multitude of bird species. __USES__ Photo Shoots, Video Shoots , Films, Television Shows, Commercials, Marriage Proposals, Creative Productions __AVAILABILITY__ - Open daily 8AM to 10PM. - Please do not arrive early. - Your rental begins at your start time (regardless if you arrive late) and ends when you completely leave the premises. - All booking start and end times must be inclusive of set-up and clean-up. - All vendor deliveries or any other drop-off's must occur within the booked event hours. - Accommodations for early drop-off's, late or next-day pickups may be arranged for an additional fee. - If event runs overtime (with approval) you will be charged from the time you enter the property until entire party leaves the premises. Overtime is calculated in 30 minute increments at time and a half. __OCCUPANCY__ - Maximum occupancy: 30 people. - Full guest count, including guests and service people (crew, vendors), must be disclosed at time of booking. - All ages are allowed in the space. However, minors must be supervised by an adult at all times. The pool is not gated. There are also steep cliffs and stairs that may pose a risk to children. __ACCESS__ Included: - Patio area - Parking area - Pool - Garden area - Three Bathrooms (toilet and sink, no bath/shower) Excluded: - Main House* (may be rented for an additional fee, depending on availability) - Guest Houses* (may be rented for additional fees, depending on availabilities) - Parking or loitering on street in front of property __INFRASTRUCTURE__ Lighting: - Uplights around perimeter of patio space and throughout garden paths - Hanging pendent lights in pergolas - Pool light Electrical: - Access to multiple power outlets for extra lighting, catering, etc. - Must use generator or battery pack when using high energy-consuming equipment. Internet: - Wifi available Decor and Furniture: - Most decorations are welcome. - No additional holes made for decorations, please use other non permanent options. - No confetti. - Please dispose of or remove from property all decorations at end of event. - Furniture can only be moved upon approval by Host, and must be returned in same manner. Sound: - No noise after 10PM. - Past the 10 minute cut off a $50 min. charge will be added. - Included omnidirectional theme park speakers provide immersive sound throughout the main patio space at tolerable volume levels. - No DJs, PA systems, speakers or additional amplified sound permitted. - No live music. - Sound is regulated and measured by decibel metering. We reserve the right to adjust volume levels or shut off music in accordance with local ordinances. Catering: - Outside food and beverage are permitted. - Food cannot be cooked on the premises, all food must be ready-to-serve. Parking: - Access to drive way for loading in and out. - Driveway is 10-feet wide and steep in some areas. - Driveway can accommodate most cars and trucks. Cannot accommodate box trucks, trailers, etc. - Parking space for up to 6 vehicles on property - To prevent excessive street traffic and loitering, Uber/Lyft/carpool are not permitted. - Unauthorized vehicles on the street will be towed at vehicle owner's expense __WALK THROUGH__ - Due to the high demand of walk throughs, for the security of our property there is a required nonrefundable $50 deposit before viewings. If you decided to book the space, your deposit will be applied. - Please read full listing details before requesting walk throughs __MANDATORY STAFF__ Venue Attendant: A venue attendant may be on-site during some or all of your event. *Shuttle Service: Due to the narrow road in front of property and in consideration of our neighbors, Based on event type, guest count, and other factors, some events may require shuttle service. This service must be purchased through host for an additional fee. This fee does not go to the host. The entire amount is used to hire a trusted shuttle service that is familiar with servicing the property. *Security Staff: Based on event type, guest count, and other factors, some events may require security staff. This service must be purchased through host for an additional fee. The cost of security staff depends on the number of staff required, and the number of hours of the event. Security staff work to prevent unauthorized street parking and unauthorized guest access, as well as ensuring that venue protocols are adhered to by all guests. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. The location was beyond beautiful! Plenty of space with many beautiful natural backdrops for our photoshoot. The space is beautifully decorated and there are so many gorgeous touches throughout. Jillian was friendly, professional, and easy to communicate with. Highly recommend!
