The home has gray,white modern rustic vibe. Big bright windows and French doors to the outdoor patio. Great for small special events. Estimated Max Capacity: Free Standing: 120 ppl Round Tables: 10x10 top tables = 100 ppl PLEASE NOTE****** this rental is for the OUTSIDE SPACE ONLY. Includes access to 1 restroom. If you would like to include part of the indoor space, that is also negotiable for an additional cost. If you need to use the refrigerator/kitchen space, that can be negotiated. PLEASE NOTE****** Use the booking function to get an accurate pricing estimate. Your number of guests affect the hourly pricing. Ensure you are including the time necessary to set-up your event and clean-up afterwards. You are required to have the appropriate event insurance (usually around $120,please ask if you are in need of assistance) OR you will be required to provide a $500 security deposit fully-refunded to you if no damages occur. FAQ: Should I include my set up and take down time in my booking? With a 4 hour minimum event, it includes 1 hr of set up time/30min of clean up time. ie. if your event is 1pm-5pm, your set up time would be 12pm and your out time would be 530pm. If you or your vendors require more time, please book additional time. What IS included? - The outdoor space with 2 electrical outlets - String lights - 1 Restroom attached to the home - Patio Furniture in the pictures - Small amount of Refrigerator space (for cake or drinks) What's NOT included? - The inside of the home for guests (can be negotiated if needed) - Excess water use (ie. for water slide or water bounce house) - Furniture, decor, installations or any other customizations (this will be up to you to bring or vendors) RULES!!! - No smoking on site. NO EXCEPTIONS. - No dogs or animals. NO EXCEPTIONS. - Outside catering is allowed - Noise/Music musts be kept to a reasonable level at all times - All music must stop by 930pm. All guests out by 10pm. All clean up complete by 11pm. - If any property is damaged or broken by your guests, you are/may be solely responsible for cost to repair or replacement - Security Deposit according to event and event size - This is for rental of just the outside space, unless otherwise communicated - All parking for guests will be around the neighborhood but not on the street of the venue Is catering allowed? Is alcohol allowed? Yes! Your vendor is required to provide a copy of their certificate of insurance. Is outside music/DJ/Live Music allowed? Yes! However, this is a residential area. Noise/Music musts be kept to a reasonable level at all times. All music must stop by 930pm. Your vendor is required to provide a copy of their certificate of insurance. Is a restroom provided? Yes! There is one restroom attached to the house. If you feel you need an additional restroom, a porto potty can be rented for an additional cost. Is electric provided? Yes! There are two plugs outside that you can use. Unless you're using something that is truely excessive for electricity, it is included. Is furniture included? Only the patio furniture is include. Round/Long Tables, chairs, etc are not included. The space is purposely left blank so that you can customize the space as you see fit. If you need a furniture vendor, we work with someone who can provide tables, chairs, linens, heater, and tent. What if my vendor can only set up the day before? The could be an additional charge for setting up the day before. Please ask. Does listing include the inside of the house? No, for special events, the inside is not included. If you want to add the indoor area, it can be negotiated and for an additional cost. Its an additional $75/hr. Can I bring my dog/animals? No, pets are not allowed. If a guest ends up bringing a pet, there will be a charge of $200 per pet. Can I bring a bounce house? Yes. Please have your vendor provide to you their general liability insurance. What is the parking situation? - Theres plenty of street parking around the neighborhood. The signs say 2 hour minimum, but has not been an issue in the past. Theres also a grocery store parking lot less than a 2 min walk away. - Parking on the street of the venue is not allowed
