Event Space on a Farm with a Cottage in Tracy

CHECK IN: Check-in time is based on the event being hosted. Note that the property is not guaranteed to be ready until an hour before the agreed upon time. If you are arriving sooner, please make prior arrangements. CHECK OUT: Check out is based on the event being hosted. Late check-outs must be approved in advance by host. A fee will be charged for last-minute, and/or unapproved early check-ins or late check-outs. Please plan accordingly. WIFI / INTERNET: WiFi / Internet is available on the property. If internet is critical for your event, please plan for backup hotspot. No refunds for any problems with Internet service. AMENITIES: • Bathrooms: One bathroom is available inside the cottage on the farm. Starter soap, hand sanitizer, body wash etc. is provided in bathroom. We do not restock these amenities during your stay so please plan accordingly. • Kitchen: Silverware is in the top drawer to the right of the Stove. Pots, pans, and basic condiments are in the cabinets. Dishwasher, Microwave and Oven are available. • Television: There is a Television in the living room and master bedroom. No cable, only internet streaming services are available. • Outdoor Firepit: There is an outdoor firepit next to the Pergola. Limit use to 1-2 logs at a time. Ensure it is never left unattended by a person. Need to fully douse it with water before leaving the area. Any fire related damages will be charged to guest. • Outdoor Areas: There is a large outdoor pergola and picnic benches around and under the trees. Switches for lighting around the pergola are located on the right-side pole of the pergola when facing the cottage. • Dining: There is a dining table in the living room. Also 2 picnic tables available outside. Please avoid eating and dining in the bedrooms. Since this is a farm, any food crumbs will attract unwanted pests. • Security Cameras: There are security cameras in the front porch & back yard. PARKING: • Parking is available on the south side of the property, next to the pergola. Guests need to ensure their vehicles are secured. SMOKING: Smoking of any kind is not permitted in the cottage. A minimum $500 fee may be charged if smoking in the unit is detected. There are designated smoking zones on the farm. Guests have to be careful during summer time, as fire hazards are high. PETS: Pets are allowed with prior approval. Guests need to ensure they pick-up after their pets. A minimum of $500 may be charged for any pet related cleanup / damages. DEPARTURE • Electrical: All electrical appliances, fans, lights, air conditioner should be turned off. • Towels: Leave all used towels in the shower. • Furniture: Please ensure if any furniture is rearranged, they are set back to original locations. • Dishes: Please make sure all dishes are washed and put away before you checkout. • Food: All perishable food items must be removed from the property at the time of move out. • Trash: All trash is to be removed at time of departure and taken to the large bin at the end of the backyard. • Damages: Please report damages immediately, to reduce any additional charges. EXCESSIVE CLEANING: Normal wear and tear is anticipated, however guests are expected to leave Property in a reasonably clean condition. Otherwise guest maybe charged additional fee to restore property to the condition it was in prior to check in. MINIMUM AGE: Minimum required age of primary renter is 25 years or older. ASSUMPTION OF RISKS: There are risks inherent in and associated with the use of any property, including the rental property, which may include risks of injury to person or property or death. Call the host immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet, slippery, or icy conditions both inside and out; being in proximity of, or use of, a bath, cleaning & freshening products; allergic or other reaction to manmade and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical devise; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances. The rental guests assume these risks, whether enumerated or not, known or unknown, on their own behalf and on behalf of any person under any legal incapacity for whom the rental guests may be responsible. LIMITATION OF LIABILITY: Liability shall in no event exceed the amount of the rental payment received regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. The owner`s liability shall in no event exceed the lesser of the rental payment received or the liability insurance then in place regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. Renter agrees to the foregoing and waives all right to claim damages in excess of the foregoing amounts, and agrees to be limited for all purposes to such amounts.
