Bright, spacious, newly renovated historic townhouse on quiet Clinton Hill street is the perfect location for editorial and commercial photography and film and television shoots. With gorgeously restored architectural details, the home is a 2500 sq feet triplex which includes 6 bedrooms, 2.5 bathrooms, spa-style bathrooms and an open concept chef's kitchen as well as a private patio and deck. The open-concept kitchen and dining area overlook the deck and private backyard. High-end finishes, new appliances, quartz counters, and custom cabinetry – strike the perfect balance of style and function. Specially, imported Italian floor and wall tile showcase a modern bathroom featuring the original soaking tub, a separate standing shower, Duravit sink and toilet, Newport Brass fixtures, and a medicine cabinet salvaged from the Waldorf Astoria. An additional bedroom and office are equally well-appointed offering great views.

General Rules
COVID POLICIES: Guests must follow local laws and safety protocols.
A COI must be provided prior to arrival.
Guests must respect the space and are asked to leave it in the same condition as they find it. Floors and walls must be protected. Any damages (to walls, floors, fixtures, furniture, plumbing, electric etc.) will be billed to the credit card on file with Peerspace
Noise levels must be approved by me prior to event.
No smoking on the premise or sidewalks or in front of neighboring houses. Any smoking on site will result in immediate end of booking and a smoking fee.
Furniture and artwork may be rearranged - under supervision - but must be returned to original positions
Any and all outdoor shooting must be approved prior to space use (this includes sidewalk, backyard and deck). Absolutely no shooting down sidewalk, in the road, or at other houses at any time-rental only covers this property. Sidewalk or block shots should take place off this block and outside the shooting time.
There is to be no congregating outside on the sidewalks, or anywhere on the block. This includes early arrivals, after shoot/packing up. This is a quiet, close knit neighborhood and I honor my neighbors wishes to keep things quiet and not crowded at any time.
Please no sitting on the counters.
Guests are asked to dispose of garbage and recycle using the bins in front yard space. Additional cleaning fees will come out of security deposit if the premises isn’t returned to original condition.

Enhanced Health and Safety Measures
COVID POLICIES: Spaces are cleaned with CDC approved disinfectants prior to and after shoots, guests are encouraged to do their own cleaning as well with products that will NOT damage any household items. ALL guests must wear masks and gloves during the shoot (not provided, additional fee if I must provide) must social distance so # of guests will be limited, I must be provided a document prior to the shoot containing all guest name, number, and email for contact tracing. Areas designated for shooting must be decided prior to shoot-all other areas of the property will be closed to guests to limit cleaning, use of unauthorized spaces will result in additional cleaning fees. A waiver must be signed by all guests stating they are in good health and have been practicing social distancing and healthy hygiene/mask wearing, etc and that this space is not liable for any reason whatsoever. Anyone breaking any COVID policies will be asked to leave immediately, no refunds will be issued.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- A licensed professional cleaner is hired between bookings
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
