SPECIAL RULES: NO SMOKING (or vaping) PETS & ANIMALS: We do not allow pets on the premises. If you have a pet as talent, we can make an exception. Any pets need to be pre-approved by us prior to booking. ADDITIONAL AGREEMENT: After you book, you will also be required to sign a simple additional venue agreement with our conditions and rules as set forth in this listing. Please ask us to email the agreement before you book if you would like to review it first. Otherwise, we will send it to you after you book for signature. You will need to get approval in advance for birthday parties as the space is ideal networking events, off-site business, creator events, photoshoots, and filming. Hourly rates are adjusted per the number of attendees & the size of the shoot/event. All rentals include setup and teardown time; please inquire for details about staffing. We are very flexible and want to make your event a success by accommodating your needs as much as possible. BATHROOMS: The designated bathroom and shower are outside, on the ground floor. The one inside may be used as a powder room, only. FURNITURE: Furniture can only be moved by the host’s approval. RENTER is required to obtain prior permission to move furniture before/during events/shoots. Please inquire about our list of items that either cannot be moved or require additional fees. CLEANING: The cleanup fee covers basic cleaning, additional charges will be applied if space is left as a mess. INSURANCE REQUIREMENTS: Peerspace insurance does not protect homeowners against property damage. To protect against that we require all of our renters to provide us with proof of production insurance naming us as an additional insured unless other arrangements have been made. All events, filming & shootings are required to obtain a certificate of insurance (COI). Renter must provide a certificate of insurance (COI) evidencing the event/production’s coverage. Our name and the property address must be named as "additional insured”. A COI must be emailed to us at least one day before your booking to proceed with the booking. Renters must ensure that they have the proper insurance in place for the activity being booked (this is a requirement for using Peerspace as well). Guests can obtain insurance through Eventsured (for events and offsites) or Thimble (for productions). Comprehensive general liability must be in an amount not less than $1,000,000/1,000,000 Bodily Injury Liability and $2,000,000 Property Damage Liability RESPONSIBILITY: Renter shall indemnify and hold harmless the host and/or parent company, and/or subsidiaries, and/or affiliated companies from any and all liabilities, claims, damages, costs, expenses, and lawsuits, including those incurred as a result of contributory negligence of the host Renter shall indemnify and hold harmless the host and/or parent company, and/or subsidiaries, and/or affiliated companies for any injuries sustained or incurred by ANY person — whether or not said person or persons is employed by Renter or The Host — regardless of whether injuries are sustained as a result of contributory negligence of The Host. Renter assumes full responsibility for loss and/or damage to any property or equipment — whether belonging to The Host, crew members, talent, or others — from whatever cause during this agreement. The Host is not responsible for articles left behind by Renter. Renter shall cover Loss of Income equal to the base rental rate of lost/damaged property or equipment multiplied by the number of days required to repair or replace lost/damaged item. The renter shall be responsible for the restoration to original condition in the event of permanent alteration, paint, construction for an event. With indifference to neighbors, doors will be closed and volume moderated at 10 pm. CONDITION: Renter agrees to accept the Facility in its “as-is” condition. RENTAL TIMES: All rentals adhere to the specified dates and times and are not to exceed 8 hours in a single day except by prior arrangement. The space must be vacated (including vendors and guests), and all items brought into the space must be removed by the end time of your booking reservation. Per Peerspace’s policy, overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. The location opens at 7 am on any first day of your production rental. Your production or event may not run past 10 pm on your last day of rental except by prior arrangement. If your production runs past 10 pm, overtime is $499/hr. You are responsible for costs incurred if The Host is not able to prep the location in time for the following day’s production start time due to your overstay. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. No nails, screws, staples, or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. ON-SITE MANAGER (SITE REP): Our site manager is always on-premises and is available to assist you throughout the production/event, she makes sure everything goes smoothly. The site rep fee is determined on a case-by-case basis.
