About the Space
The Studio includes an all white 1000 sq ft studio that is ideal for group meetings, small shoots, editorials and portrait photography. The Cottage house is also included with The Studio rental. It is 900 sq ft and includes a full kitchen, full bath, living room and private patio space. Climate controlled spaces. The Studio has a large 10x12 automated roll up door for fresh air and available north light. Located minutes from Downtown Franklin, close to Publix and Walgreens, yet secluded and away from it all!

Parking description
There are 3-4 parking spots at The Studio in front of the garage door, and 2 spots available directly across from The Cottage. Do Not park in the gravel next to The Cottage patio, and do not park in the grass. (The circle drive at the main house is reserved for guests of the main house only). There is a grocery store parking lot nearby for any overflow parking.
General Rules
Rental includes The Studio and The Cottage. (The main house with fire pit/patio + moss lawn is a separate rental. The grey Log House, Barn, + little Log Cabin are private property).
Parking should only be in designated spots for Studio + Cottage (No Parking in the circle drive by the main house). Please stay off of the grass.
No Smoking in the buildings and please dispose of properly within bagged garbage
No Alcohol
All garbage must be gathered, bagged + hauled away by production at end of each day
Outside catering is allowed *Any used dishes in Cottage must be hand washed and put away
Do Not move any furniture inside the Cottage
No access to the storage room in The Studio
Gear list or special requests must be provided 48 hours prior to booking
All ages are allowed in the space
Security cameras and recording devices
Studio is under surveillance when not in use. Cameras are used for security only and are off when studio is booked. Clients may opt to have cameras on during the shoot.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Health and Safety Measures
Studio has a nonporous epoxy floor that is cleaned with high strength ammonia.
Enhanced cleaning measures:
- High touch surfaces and shared amenities have been disinfected
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The space has the following features:
