Welcome to my sunny and spacious newly renovated townhome located just 10 minutes for the Sofi Stadium. Inside you'll find a 1,045 sqft bi-level ground unit. Enjoy immense natural light, expansive living room, dining area, backyard patio, and 2 Bedroom with 2 full bath. **Please note that the space is currently UNFURNISHED** The unit is currently unfurnished which means it will be perfect for a furniture company looking to shoot their products in a home, film production, commercials, photoshoot etc. You have the ability to turn the space into whatever you desire. Pictures in the listing show the exact layout/structure of the Unit.

General Rules
HOURLY RATE
The posted price per hour is for a crew of 7 people max including crew & talent. Larger productions are welcome, I just need to discuss details regarding size and pricing.
FILMING, PHOTO SHOOTS & PRODUCTION
Please be up front with what you're looking to do, and I will be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact me through the message center to discuss details, pricing and availability.
Please include the following:
*Total number of crew & talent
*Desired date(s)
*Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs
HOLDS
Dates are available on a first book/first serve basis and will not be held without deposit or reservation.
SCOUTING/LOCATION VISITS
I am happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. I only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and I will not accommodate scouts during other guests' reservations/productions.
OVERTIME
All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times the stated hourly rate.
NOISE
I have a zero-tolerance policy with noise complaints. I ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM.
CLEANING & DAMAGES
Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and I ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of my space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. A walk-through is required before and after all bookings.
ILLEGAL SUBSTANCES
The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation.
MISCELLANEOUS
There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke.

Health and Safety Measures
Before every booking, there will be a professional cleaner to disinfect the entire unit
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- A licensed professional cleaner is hired between bookings
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
