Enhanced COVID-19 Health & Safety Measures
We will do the following prior to each booking:
Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or
hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
Enhanced cleaning measures:
- Soft, porous materials have been properly cleaned or removed
- High touch surfaces and shared amenities have been disinfected
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- Bookings are spaced apart to allow for enhanced cleaning
- A licensed professional cleaner is hired between bookings

Located in a quiet cul-de-sac, the interior of this home offers a multi-functional space with plenty of natural light. The home is equipped with smart TVs, an indoor/outdoor surround sound stereo system, and recessed adjustable lighting. The space is truly flexible as our guests will have access to the outdoor deck with a large serene backyard. Whether you’re looking to shoot a production, host a corporate meeting, or have a private event our space will be perfect to accommodate your needs.

General Rules
General Rules
***PLEASE NOTE: In response to Covid-19, a protective mask is required for every guest/crew member to ensure the health and safety of everyone while indoors. Any guest who arrives without a mask will not be permitted to enter the location. Rest assured that the location will be professionally disinfected before and after each booking and hand sanitizer will be provided onsite.
*Posted price per hour is the starting rate for a crew of 15 people max including crew & talent. For larger crews, the rate will be dicussed based on project specs & footprint. All booking start & end times are inclusive of setup & tear down time, so please include that when booking your reservation.
*If you’re interested in multi-day rentals, note that an additional fee may be charged for overnight displacement.
*All bookings requested less than 24hrs before the booking start date without prior discussion & coordination are subject to higher rates.***
FILMING, PHOTO & PRODUCTION-- Please include the following:
*Total number of crew & talent
*Desired date(s) & if flexible
*Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down
*Equipment & lighting specs
SCOUTING-- We're happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and will not accommodated during other guests' reservations/productions
OVERTIME-- OT will be charged at 1.5x the hourly rate booked. Early arrivals will kindly be asked to wait until the booking start time. This includes all prep & loading.
CATERING -- Outside catering is welcome.
NO SMOKING-- This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself.
NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM.
Glitter and confetti is not allowed.
SHOES -- In order to keep our carpet clean, we kindly all guests to remove shoes when on carpeted areas or wear the shoe covers provided.
DAMAGE -- Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items.
ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation.

Security cameras and recording devices
We have 2 exterior recording cameras located on the front and back of our home along with a doorbell audio camera.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
