Enhanced COVID-19 Health & Safety Measures

Professional cleaners clean, sanitize and air-out entire home including backyard patio area after every turnover.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Bookings are spaced apart to allow for enhanced cleaning
Soft, porous materials have been properly cleaned or removed
A licensed professional cleaner is hired between bookings

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable gloves
Hand Sanitizer

About the Space

Perfect for meetups, workshops, pop-ups, small dinner party, baby showers, bridal shower, reveal parties, daytime birthday parties and photo shoots. It is a 1500 sq ft open concept living area, dinning and kitchen. 3 bedroom, newly decorated 2.5 baths with many amenities. Several lightening setting to set your desired vibe. Fully stocked kitchen with service for 8. Lots of counter space for prepping. Office area in all three bedrooms complete with desk, chair, desk lamp and extra USB ports. Private patio and spacious, fenced backyard.

Parking description

There are two driveways on both sides of the house. Approximately 2-3 cars can fit in each driveway. There is also free street parking.

Lighting description

In the living room, dinning room and kitchen there are a total 6 windows 36"x 60" and an exterior door with full blinds from top to bottom that can be open fully or partially. There are block-out light blinds on all windows in the house. There are several switches that can control the lighting in the space to various mood. The brightest time of day is morning until about 3 pm.

Space is not soundproof

Ambient noise description

There is a driveway on both sides of the house that separate it from the neighbor's houses. There is a 6 ft wooden fence enclosing the backyard. The house is located in a quiet, mature neighborhood. The noise level of the appliances such as AC is minimal.

Equipment loading description

There are 3 exterior doors for loading. The front door, a door leading directly into the kitchen space and a back door off the patio and private backyard. There are 4 steps into the front door. There are 2 steps into the kitchen door. There is a slight step up from the backdoor into a long hallway where all three bedrooms can be accessed.

Staging area is available

Any of three bedrooms can be used as a staging area.

Electrical system description

150 amps service. It is running a 4-ton AC condenser with no fluctuations in power. There are at least 3-4 outlets in every room. House underwent a major upgrade in 2020. The circuit breaker box is located in the master bedroom with easy access.

General Rules

No smoking in the interior spaces of the home. Smoking is permitted outside on the patio and private backyard. Outside catering is allowed No Dogs unless a certified service animal Stairs are required to enter the interior of home Parking is available on both sides of the house. Total 4 cars with additional free street parking available Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. No glitter or confetti can be used. There is no open flame or frying allowed in inside spaces or any cooking that will create a large amount of smoke as our facility is not ventilated well enough inside. All events must be completed by 11pm. There is a 1.5 hourly rate charged for overtime and starts after 15 minutes over allotted time.

General liability policy with a 1,000,000.00 limit.

Furniture and decorations may be moved

Furniture can be moved to other areas of the home as long as it is placed back at the end of the event. Decoration can be moved as long as it is placed back at the end of the event.

Security cameras and recording devices

Video camera at the front door. Video camera on the east side and westside of house. Private backyard. No security cameras in any interior spaces.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
