Modern yet cozy, full of Old world charm with a touch of modern elegance. Our Vivace home features an optimal entertainment floor plan with vaulted living room, dining room, and chef kitchen. Guests have full use of the kitchen and the main indoor living area and office/music space. Our space contains several indoor seating areas, speakers, presentation screen, a large indoor eating/meeting table, a chef kitchen, an outdoor space and farm animals. Some additional equipment and lighting may be available for an additional fee. NOTE: Outdoor space use is an add-on. The property is situated on 3 acres with a fenced-in area that is home to several farm animals (cows, goats, chickens, ducks and dogs) Chickens and ducks roam freely over the entire property inside and outside of the fenced-in area. The privacy offered works well for any type of meeting, retreat, special event or film shoot. General Rules Main ground level bedrooms and upstairs are off limits. Supervised animal access is available as an add-on Because of the farm animals, minors must be accompanied by an adult at all times. This is our home so please respect our family’s privacy with regard to the rooms not included in the rental. The location is quiet and private so please respect our neighbors with regard to noise levels. No extremely loud noises out of respect for the neighbors. Be respectful of our animals and our property. All ages are allowed in the space We require a $200 refundable security/damage deposit Outside catering is allowed Do not open any gate All trash must be taken.at the end of the event Alcohol can be served at your event, but not sold, unless through a caterer with the proper license/permits/insurance. You are responsible for providing security for all events with alcohol, and for ensuring there is no underage drinking. We require a non-refundable $150 deposit for all bookings that will be serving alcohol. We allow 30 minutes PRIOR to booking times for set ups. If you need more time than that, please let us know. Our exit times are hard exit times. Going over that will be an additional fee charged per hour. The cleaning fee covers preparation of the space for you, and cleaning after your event. We require that guests notify us of any damage. A walk-through is required at the beginning and end of all bookings. We cannot be responsible for lost, stolen, or left-behind items. No smoking is allowed. No Firearms on the Property No Pets/Animals Unless Specifically Approved in Advance. We require a refundable $100 deposit for incidentals No illegal substances allowed on the premises. If found to be present, client will be asked to dispose of it immediately. Failure to cooperate will result in immediate halt of the rental without refund of any remaining time and authorities will be notified. Client may decorate the house as long as there is no damage to walls, floors, mirrors, furnishings, equipment, etc. Decorations must be approved before use, and can be hung with Scotch tape or 3M Command Strips. No glitter, silly string, or duct tape allowed. Confetti is not allowed, as it cannot be vacuumed or easily cleaned up NO OUTDOOR FURNITURE IS TO BE BROUGHT INSIDE THE HOUSE. If any furniture was moved during the course of an event, it must be returned to its original position. Fans should not be on if balloons are present at any event. Any damage to the fans due to balloons tangled in the motor will result in deduction from your security deposit and/or additional charge for damages All Garbage should be bagged and placed in the outside trashcans. Please do not permit young children to eat or drink on the carpeted areas. Ensure that all lights are turned off and doors and windows are locked. Ensure that the thermostat is returned to 78° in the Spring/ Summer and to 68° in the Fall/ Winter.

No, I would not book again.

Beautiful home! Was perfect for our birthday party. Lots of space for our party of 16. The only negative was there was a load of laundry running in the laundry off the kitchen during our party and we had to be careful to dodge the cow manure in the area we were instructed to park.

Yes, I would book again.

I rented this fantastic event space for my daughter’s 13th birthday in late March. The indoor space was comfortable & spacious, with plenty of room for my 25 guests to spread out. We did not cook but the kitchen easily accommodated our large spread with the perfect layout for buffet-style serving & ample seating at the island & dining table. The outdoor space was so charming & much larger than anticipated from the photos with a small lawn for tailgate games, a deck with table & chairs and a casual firepit seating area. The house was easy to find using GoogleMaps, and everyone loved seeing all the farm animals on the property. The setting really added value to the experience. Several of the moms dropping off their kids commented that the house was amazing & they wanted to move out there (and get a dog just like their adorable, friendly beautiful pup who never barked once but wagged his tail as he trotted along on the other side of the fence). The hosts Shawn & Amy were quickly responsive & helpful with the planning, so I would absolutely rent from them again.

I had my baby shower at this beautiful farmhouse; and I must say it was exquisite. I received so many compliments from my guests of how beautiful the house was. I even had several calls from guests after the event asking me how and where could they book this venue. So a few things about the host. Tori and Shawn was so accommodating and was very responsive to all of my questions. I was so impressed with this house, I instantly booked it when I first saw it on this website. I didn’t even bother messaging the host until after I booked. Afterwards, Tori allowed my husband and I to come and visit the property so that I could take some measurements and get a better feel for the space. The space did appear as advertised and even better looking in person. Not only is the home a farmhouse; it’s actually a farm in the backyard. My guests were so flabbergasted & adored the precious animals. They were so cute. This house is truly the perfect setting for beautiful intimate events such as baby shower’s, bridal dinner parties, tea parties, a women’s ministry meeting etc. During my baby shower, I gave a speech, we did 2 baby games, I had a caterer, custom desserts, gift opening and lastly I gave out favors to my guests. The living room, dining, office and kitchen were the main areas that were used and accessible where my guests mingled, relaxed and ate dinner. If you are looking for a very comfy, intimate, beautiful ambiance setting; I would highly recommend this farmhouse.
