About the Space

Welcome to The New Common! We are a non-profit that is dedicated to the common good of our city. We'd like to invite you to visit our multi-purpose studio and event space located at the heart of downtown Toronto. *As a non-profit, this is considered a non-taxable donation that supports our community development work in St James Town. Perfect for: • PRODUCTION: photoshoots, video, TV, film, podcast, interviews, livestream, social media content • WORKSHOPS: acting, music, private classes • WORKSPACE: corporate meetings, office space • EVENTS: social innovation, public/private forum, social justice activities Features: • 1589 square ft multi-purpose space. • Open floor plan • 10' high ceilings • 65" Smart TV • Fully furnished • High-speed Guest WIFI • Coat rack and hangers • Heating and air conditioning • One gender neutral washroom Furniture included: • 4 wooden tables that seat 8 people each • 1 kitchen island + 2 stools • Wrap around bench seating • Wooden bar + 8 bar stools • 1 sofa • 2 arm chairs • 1 desk + chair • 2 pub tables The kitchen is equipped with: • Fridge • Microwave • Stove • Oven • Pots and pans • Bunn Coffee maker • Pour Over coffee with bean grinder, tea, hot chocolate • Blender • Kitchen utensils, dishes and glasses • Toaster oven • Dishwasher **Please be considerate of your booking time and make sure to leave the studio within your scheduled time, otherwise overtime fees will apply** We do our best to accommodate our guests needs.

Parking description
There is free street parking on various streets around the space such as Ontario St., Rose Avenue, Bleeker St. and Prospect St. Metered parking can be found on Parliament Street two blocks away.
 
General Rules
- No smoking of any kind is allowed in the studio. - All activity must be contained within the unit - No access permitted via the backdoor and no activity permitted in the hallways - Unit can only be accessed via the front door facing Wellesley St. - Condo rules state all loud noise must cease no later than 8pm (ex. instruments, loud speakers, microphones). - Furniture can be moved but must be lifted and not dragged, and moved back to original location at the end of each booking. OVERTIME: Overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. This will be confirmed by tracking the time you enter the alarm code to access and vacate the space. CLEANING / DAMAGES Although we charge a cleaning fee, we appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. HEATING/COOLING: Be sure to set the thermostat to 'OFF' when you leave.

Security cameras and recording devices
 
There is a security camera in the back office that captures video only, no audio. This camera is motion activated.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures
We take very seriously our clients' health and safety. We take extreme care of the space and disinfect everything before and after each booking.
Enhanced cleaning measures:
  • The space is cleaned and disinfected in accordance with guidelines from local health authorities
  • High touch surfaces and shared amenities have been disinfected
All hosts are required to do the following prior to each booking:
  • Sweep, mop, vacuum and clean the space.
  • Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
  • Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
  • Collect and clean dishes, silverware, and other provided host amenities, if applicable.
  • Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
  • Disinfecting wipes or spray and paper towels
  • Hand Sanitizer
  • Disposable gloves
  • Disposable masks / face coverings
The space has the following features:
  • Space has been reconfigured to allow for physical distance
  • Capacity is limited based on governmental guidelines
The space has informational signage including:

Yes, I would book again.

We found the space at The New Common very suitable for our needs but also very pricey. I'm not sure that we will be able to afford to rent it again. We allowed for a one hour set up and clean up time. If that time could be at half price it would be much more affordable. Thank you for renting that space to us. If the price was reduced for sure we would rent again.
