Parking in front is endless. There is load/unload parking in the back. The back is equipped with a ground-level garage door. If you need access to loading door, please include in request.

A garage door can be opened and is AM sunlight- please check out IG page out for lighting previews during different times of the year :) Overhead RGB studios lights. Can be BLACKOUT dark.

No noise from neighnors. We did install 12/22 noise cancelling panels in various spaces around the studio to help. We do offer huge panels for rentals needing more for recording purposes. You are in a co-working space with one other person (Sydney) who is extremely quiet in her office nook.

Ground Floor

Loading Zone can be used- it is unit 4A in the back side of the building- you can park in front of our garage and anything to the right (facing garage). If you need access to the garage door- please make sure to lock after using.

Other office spaces are marked. We do have 1 office that is flex space- can be used as recording space as well.

-UNIQUE TO SPACE: All shoes must be cleaned of debris with the cleaner at the front door. Shoes for the photoshoot are allowed for models but MUST be cleaned. **If you fail to have clean shoes, and damage the ULTRA WHITE floors, you will be charged for damages $50 per square foot** -Two-hour minimum - Pack it in, pack it out and leave the space as you found it. There may be others using the space immediately following your rental, so please take cleaning time into consideration to fit within your rental period. - No loitering in the hallways or other public spaces outside the unit - No open flames - No loud music or activities past 9 pm - Our space expressly prohibits any illegal activity on its premises during the course of any rental. You agree to be solely responsible for the conduct and welfare of all persons accompanying your while on our premises. - You agree to allow a representative of our space to be present during rental period. - The use of open flames (e.g. exposed candles, oil lamps) and/or pyrotechnics are strictly prohibited in our space. - Please be courteous to other residents of the building, no extra loud music. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. Please refer to Peerspace’s Terms and Conditions for all other rules. Damages: We charge the card on file per foot of damage on everything: Floor stains: $50/ sq. ft. Seamless paper: $10/ vertical foot Furniture or rentals: full cost to replace the item
