GENERAL RULES Details about your project must be disclosed prior to booking approval, including: -Comprehensive description of project -Maximum cast & crew size -Number of crew vehicles & cubes -Projected impact -No explicit content allowed NOTE: The listed rate is for still photography within the 12 person capacity. Video rates start at $250/hour due to the overall impact and coverage involved with filming. Location Manager will be on set during the duration of your shoot. A security deposit may be required depending on the impact of your project. LOCATION SCOUT: Location scouts are available for no more than 15 mins when looking to decide if you would like to book our property. Please contact us with the booking details to schedule a day to view the property. We offer one complimentary tech scout (up to one hour) for bookings over 6 hours prior to the day of your shoot. Any amount of time after the one hour period will be charged as overtime on your booking. Tech scouts can be scheduled with us upon confirming booking. DISCLAIMER: This private residence is decorated entirely with original, collectible vintage & designer furniture and decor. While the design of the space feels like a set with props, this is a full-time home to avid collectors who enjoy sharing the space with creatives and vintage design enthusiasts. We appreciate your respect of our home and of our personal belongings by following these guidelines. 𝐁𝐲 𝐛𝐨𝐨𝐤𝐢𝐧𝐠 𝐰𝐢𝐭𝐡 𝐮𝐬, 𝐲𝐨𝐮 𝐮𝐧𝐝𝐞𝐫𝐬𝐭𝐚𝐧𝐝 𝐚𝐧𝐝 𝐚𝐠𝐫𝐞𝐞 𝐭𝐨 𝐭𝐡𝐞 𝐟𝐨𝐥𝐥𝐨𝐰𝐢𝐧𝐠: FLOORS & SHOES Production must wear booties, protect floors and tile with ram board or furniture pads, and tennis ball c-stands at any time inside the property. Lower impact productions may use booties and tennis balls, with moving blankets in areas equipment is staged. Booties will be provided by the location for crews less than 10 people. Booties are for indoors only. Failure to remove booties and repeated entrance and exit of the interior property with booties on will result in a deep cleaning fee of up to $1000 for shampooing carpets and rugs. FURNITURE & PROPS This is a private property with personal belongings and collections. We understand that, in some instances, additional dressing or undressing of the space is needed. Please make sure any props, set dressings, or equipment needed specifically for your concept are brought to set on the day of your production as we do not allow shopping off our shelves. Damages that occur during production will be charged based on their current market value plus an added fee of 30% of the total cost to repair or replace the item(s). Two folding tables and four folding chairs may be provided for use. Cast and crew are able to hold in the green room and backyard. There are seats available on the property, but folding chairs will significantly reduce the chances of damage charges. ALL INDOOR FURNITURE IS FOR TALENT USE DURING SHOT ONLY. However, you may carefully use our outdoor furniture at any time. Production must provide additional seating for work and break areas. This is a NO TOLERANCE POLICY due to the delicate nature of vintage furniture and textiles. These pieces have survived time based on their care and minimal use. Please be respectful of our old and beautiful furniture. Movement or removal of furniture and props must be reviewed with the Location Manager to report any previous damage before use. If property is moved without consent and previous damage was not reported prior to use, damages will be assumed they are from the production and will be charged for repair or replacement of that item. Absolutely no standing, shoes, or equipment on any of the furniture. Hair, makeup, and wardrobe are only allowed to be set up in the designated green room or outside away from the plants. Rolling racks and hairspray will damage wood furniture, vintage textiles, and artwork in undesignated areas. No glass allowed in the backyard: Camera equipment and lighting is OK, but please bring plastic glasses, bottles, or plexiglass mirrors for backyard sets. PETS & ANIMALS We do not allow pets on our property. Working animals must be discussed prior to booking and must be held outside with their wrangler. There is 1 dog that lives at this property, but if asked, can be away from the home during your shoot. OILS, LOTIONS & MAKEUP Oils, greasy lotions, and body makeup are not permitted as this permanently stains furniture, walls, and textiles -- This includes coconut oil and olive derived products. FOOD & DRINK Food and drink are allowed outside only. We have multiple seating areas outdoors available for your use. LIGHTING, ELECTRICITY & HAZERS LED lights pulling power no more than a common house appliance are OK for house power. Light, intermittent hazing is OK with water based solutions. Absolutely no Tungsten lighting is allowed to light living plants as they will burn and kill them. An external source of power is required for powering 3 or more lights. RESTROOM A restroom will be available for crews within the first bracket of 12 or less people. Crews larger than 12 are required to rent an external restroom (typically $95+) for crew. Talent and client will be able to use the interior restroom. SMOKING Tobacco smoking is allowed on the sidewalk/street. Production will receive an additional bill of $100 cleaning fee if any cigarette butts are found on the property. We are 420 shoot friendly. We do not allow people to recreationally smoke inside, but prop joints are OK. PLANTS Plants must be treated with care. We take great care and respect for our plant friends. The space features several, long-time plant family members that offer a beautiful aesthetic to our home and your shoot. At no time are you permitted to move or disturb the plants. If you need a plant relocated, you must first ask the Property Manager. Production will be charged a non-negotiable $300/plant for any injured plants. Ceramic pots will be charged based on their size and current market rate for replacement. WRAP TIME Your booking is based on the hours you've reserved to be on the property. Please be mindful of the time you may need for set-up, lunch, and breakdown of your equipment. These guidelines were created based on a similar location's experience of hosting more than 200 productions, varying in scope and size. These guidelines have worked well for said property. If our rules and guidelines do not mirror the values of your production, please be encouraged to visit other comparable rentals on Peerspace that might better suit your project needs. Any power exceeding that of a table lamp requires an external form of power.
