Just off of Abbot Kinney Blvd on a street with an eclectic mix of architectural styles. Articulated white metal panels and peaceful gardens sit behind ficus hedges and hardwood fences. The ground floor has a wide open floorplan with concrete floors, exposed metal beams. Floor to ceiling book cases surround the space and continue through the professional level chefs kitchen. Ten feet tall Fleetwood glass sliders fully pocket into the walls on two sides to create a unobstructed access to the lush front and side yards. Private, gated front yard has built in white stucco seating and is accessed via 2 low concrete steps. The seating is arranged around a large modern corten gas fire pit which directly faces the front sliding doors. Lavender bushes and large trees provide scent and shade, while a bubbling fountain creates a serene atmosphere. The large porch leads to a gigantic 10’x 5’ wooden pivoting front door. A gas fireplace surrounded by bookshelves anchors the contemporary living room. Classic modern pieces sit alongside antiques. A mid century dining table sits beneath a brutalist chandelier. The table is set for 6, but can expand to seat 8 or 10 in two different configurations. Open kitchen faces directly on to more books, a baby grand piano and glass wall to the side yard. Walking beneath the bookshelves to the rear of the building leads you to a gloss white powder room, utility room and a large art studio with access to a rear garden with corten steel rolling gate and parking. The rear yard is very private with an outdoor shower, trees and seating. The art studio is an eclectic space with several vintage printing presses print drawers, art, artifacts and collection of wall mounted vintage skate boards. Studio is available by negotiation and is reliant on the owner being present throughout. Two serene bedrooms with stunning modern ensuite bathrooms can also be made available by negotiation.

Audrey T. booked a production for 13 people
Felice and Jim were wonderful hosts. They were present, accessible and eager to accommodate, but also kept to their respective offices while the shoot was ongoing so as not to interrupt. They are also genuinely kind human beings with a sense of the production industry and what it involves. Pictures seen in the listing were also an exact match to the space. Would absolutely rent again.
