Enhanced COVID-19 Health & Safety Measures

We allow enough time between bookings to cycle the air out of the room, as well as sanitizing high-touch surfaces. All guests much adhere to Multnomah County COVID protocols, makes my be worn at all times. Commercial shoots should have a COVID compliance officer to supervise.

Enhanced cleaning measures:

High touch surfaces and shared amenities have been disinfected
Bookings are spaced apart to allow for enhanced cleaning
The space is cleaned and disinfected in accordance with guidelines from local health authorities
Soft, porous materials have been properly cleaned or removed

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable masks / face coverings

The space has the following features:

About the Space

We have a 750sf studio with a 12' cyc wall. Load in through double doors, coffeeshop adjacent to space that can provide light snacks and drinks in needed (excl. Tues). South facing windows with retractable blinds provide a very nice natural light. We have a 450sf space available upstairs that can be used for preparation as well, this will need to be agreed upon separately.

Parking description

Foster Road, Francis Street, and area streets have plenty of street parking available. Our parking lot can be available with prior notice for use or load in. Double parking is fine, just check with coffeeshop if its open.

Lighting description

South facing windows at ground floor, there are pull down shades that block out most of the light. House lights are Warm LED. Evening, golden hour has a very nice warm glow that fills the room and casts light on the cyc. No guarantees if recording sound. There are days where the space is completely silent and other times where background noise might disrupt your project. A few C Stands, Kit stands, and apple boxes, and v flats are available to use. No music videos.

Space is not soundproof

Ambient noise description

Our space is quiet but there is filtered noise from adjoining cafe as well as upstairs at times. The space is better served for photography or shoots where absolute silence is not required.

We have a double door adjoining a parking lot, there is a single step down into the space. There is a side door that can act as a separate entrance as well.

Electrical system description

House power will not support heavy loads. Standard power like computers and small light sources (500w) are ok otherwise would need to be generator powered, LED or battery pack units, this can be discussed before the rental as we are knowledgable in studio power.

General Rules

No smoking, outside catering is okay. No outside alcohol unless agreed upon. Alcohol licensed business on site and available for catering or bar service. Please do no walk or skate on the cyc.

All ages are allowed in the space

Production insurance is required

Standard production insurance certificate for commercial shoots.

Furniture and decorations may be moved

Tables and furniture can be moved as needed.

No smoke machines allowed

Nudity is allowed

Security cameras and recording devices

Camera systems monitor the rear parking lot, and inside the coffeeshop.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Matt was so great! He got right back with me, showed me the space. He was fabulous at communicating & preparing the beautifully lit space for us. (The lighting is gorgeous!)He took all the covid precautions! We used it for a yoga video shoot & it worked ok. The only issue was the background noise. You will want to consider that if you are renting this space for video. We will be able to remedy it in post production but I wasn’t planning on that. I think it would be perfect for photo shoot or small event ( post covid) and it CAN work for video with some sound jerry rigging. The price is right & I would totally rent again but would confirm a few more details first & plan accordingly. Thank you Matt!
