About the Space
Newly renovated in June 2022! New floors, paint, doors and modern hardware. Spacious, light-filled great room with an amazing view of San Francisco at the top of the hill. Located in the quiet, residential University Mound (94112) neighborhood of SF. Primarily used as a photography studio by the owner. As soon as you walk in, the view of SF will stop you in your tracks. Furnished to be used as a flex space for photoshoots, video production, filming, etc. THE SPACE (3 separate rooms): - The largest shooting room measures approximately 19’ x 21’. Ceilings are 7.5’ high. Contains our 9x12 backdrops and backdrop system, fireplace, and ivory curved couch. - Staged bedroom contains a queen sized airbed. Please bring your own bedding, sheets, and pillowcases. This room has beautiful soft light with sheer curtains. - Dressing room measures 15’ x 9’ and has a vanity table, chairs and coat rack for changing or doing makeup. Large great room windows face Northeast. Beautiful morning glow, and in the afternoon, the light is evenly cast with no shadows. Also included for free are: - 2 dressing room chairs - a small standing table - vanity table in dressing room - a floor length mirror - garment rack - 1-step stepstool - various posing chairs - Backdrops (we have 9x12 paper Savage Seamless backdrops in Bone, Mocha, and Studio Grey - 2 lightstands and diffusion umbrellas (strobe lighting not included) - bluetooth speakers Please bring all your own production or art equipment/gear. Feel free to bring any rental furniture as needed for shoot. Main entrance has large, wide doorways for easy loading in. At this time, we do not have blackout shades for the windows, but have sheer curtains. PARKING: Free residential parking on surrounding streets with no time limit. Parking can usually be found easily within 1-2 blocks. On weekdays, I can reserve one driveway space for you. Tuesdays and Thursdays are street cleaning. TIMING: 2-hour booking minimum. We used to allow 1.5 hours but find that clients sometimes arrive late, need extra time to park, or need extra time to pack up and leave. Please allow extra time in your booking to pack up and be out the door by the end of your booking time. Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. PRICING: Please note, weekend pricing is different from weekday pricing. WIFI: There is currently NO WIFI in this space, but may be added in the near future if there is enough demand. Please note: Owner (me - Erika) will be present to unlock/lock the doors and will remain on-site during your booking (but out of sight in a closed office) during any bookings lasting less than 3 hours. Owner will not disturb you or your clients unless help is needed with any studio equipment or furniture. Questions? Reach out and I typically respond same day.

Enhanced Health and Safety Measures
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Bookings are spaced apart to allow for enhanced cleaning
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

Erika was very responsive and easy to work with. Her studio has great natural light, lots of space and is set up with many useful tools like reflectors, backdrops and lovely furniture and props. I used the space for natural light portraits and was very happy with the space. Erika was very helpful and accommodating and I will definitely book with her again.

This space is the BEST hidden gem!!! Seriously, I was shocked to see it only had one review prior to me visiting! I recently did my brand shoot here and the space was gorgeous, the lighting was amazing, and she had such beautiful furniture pieces. Erika is sooooo awesome - she was so so helpful during my session, was there to answer any questions, and she even had a balloon air pump handy (which I needed and so appreciated having). This place was A1, just be mindful about parking signs - got a ticket but it was my own fault! Loved it here and would definitely come back. 🫶🏼

I booked this studio very last minute as my original plan was to shoot outside with my clients but had to move indoors due to rain. I was looking for a space that would allow me to create images with natural lighting or give a natural light feeling and this space exceeded my expectations. The host, Erika, was super responsive and her space allowed for many different options for my shoot. I was able to leverage Erika's studio equipment, including lights and backdrops, and we also had access to various props that my clients and I had fun with. If you are looking for an affordable, clean, bright studio space with lots of shooting options, both indoor and covered outdoor, I would highly recommend this space!
