About the Space

Beautiful Victorian home prominently located in the heart Clifton's Gaslight District, just steps from local shops and restaurants. Two B&Bs are located within walking distance for overnight guests. The three-room space flows from one room to the next. It's currently setup as two sitting rooms, plus a 6-person dining space in front of the staircase, however it can be reconfigured to your needs. A large front porch and side yard are also included. Also includes a half-bath, use of the kitchen, a 3-room Google Nest speaker system, and 2 TVs with Chromecast for music and video. The second-floor space can be added on for an additional fee, and includes a second bathroom (red and coral with a clawfoot tub and west-facing window) and a bedroom (yellow and orange with bright south-facing windows). We can stay upstairs and out of sight during your shoot, or on the sidelines ready to help move furniture, adjust lighting, and take care of any other needs.

Parking description

Two free parking spots in our parking lot are included for the event hosts. Limited free street parking is available on Whitfield and Ludlow, and metered spots are also available on Ludlow. There's a bank parking lot across the street where guests can park AT THEIR OWN RISK during non-banking hours. We've never had any issues parking there when the bank is closed, however we are NOT responsible if cars are towed from this lot.

Lighting description

Each room has big windows with natural light. Green room - faces the east and has extra bright morning light. Can be closed off with pocket doors. Teal room/staircase - faces the west and south and receives bright late afternoon sun, but is darker than the other rooms in the morning. This room is also darker in the summer months because of the trees outside the window. Fuchsia room - lit from both the east and the south and has medium lighting throughout the day. The south facing window is 10ft wide but faces the covered porch. Room can be closed off with pocket doors. Curtains are on all but two windows and can be closed as needed to control lighting. Overhead lights (dimmable) and accent spotlights also in each room.

Space is not soundproof

Ambient noise description

This is a residential building with neighbors both upstairs and downstairs, so occasional ambient noise such as footsteps may be heard. The house faces a busy road and is near a fire station and multiple hospitals, so street noise is consistent.

Equipment loading description

The included parking space is perfect for loading and unloading equipment. There's a rear entrance right by the parking spaces, as well as a double-door front entryway for larger equipment. Parking can accommodate 1 cargo van. Larger vehicles must park on the street.

Staging area is available

The door to the kitchen can be closed and used for staging. The upstairs bedroom and bathroom are also available for an additional fee (see add-ons).

Electrical system description

Outlets are available in each room. The circuit breaker is in the basement right at the bottom of the stairs.

General Rules

No smoking indoors, ashtrays provided on the porch. Productions promoting violence, hate (racism, sexism, homophobia, xenophobia, etc.), or drug use are NOT allowed. Weapons and drugs not allowed onsite. Weekday events must end at 8pm, weekend events may go longer, however loud music and noise must end by 11p. Later events can be accommodated on a case-by-case basis, just ask! $50 fee for last-minute bookings within 24 hours. $100 fee for last-minute bookings within 12 hours.

All ages are allowed in the space

Furniture and decorations may be moved

The rooms can be rearranged/staged to your liking, however all removals must be approved and supervised by us.

No nudity allowed

Security cameras and recording devices

One security camera is located in each main room to monitor the general space. The devices will be on for security and insurance purposes, in case of damage or security concerns.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

All hard surfaces are cleaned and disinfected prior to each event. Sanitizer will be provided and the bathroom and kitchen will be fully stocked with hand soap and paper towels.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable masks / face coverings
Hand Sanitizer

We had a great experience. India was wonderful to work with in the overall planning - helping set up the rooms as we needed for the different parts of our planning sessions. We didn't need to change anything!! Upon arrival she showed us where everything was and had coffee all ready! She was super helpful. It was just what we needed to "get out of the office and be inspired!"
