We offer free, private, and fenced parking in our driveway with unloading access a few steps from the entry to our space.

NO SMOKING, OPEN FLAME, WEAPONS, or ADULT CONTENT. The studio is located in the basement of the home we live in and work from. The following will merit immediate eviction from our property with no refund: -Smoking or vaping of any kind on the property, indoors or outdoors -Open flame -Weapons of any kind including guns (even with proper licenses), knives, or explosives -Nudity, pornography, sexual content, or adult content of any kind ARRIVAL & CHECK-IN Check-in instructions will be sent to you via the booking app message center. HOURLY RATE The listed price is for a group of up to 4 people. For guests 5 through 10, the fee for each person is an additional $5 per hour. Any guests above 10 (max amount) will be asked to vacate the property. Fees ranging from $50-$350 may be charged for broken rules. OVERTIME Start and end times include load-in/load-out, setup/tear down time. Overtime is subject to availability and will be charged in half-hour increments at 1.5x the hourly rate booked. PETS Unfortunately, we do not allow animals in our space. LOCATION SCOUTS We can accommodate one free location scout prior to a booking reservation being made. Additional tech or director scouts will only be permitted once the booking has been accepted. All scouts and site visits are subject to host availability and will not be accommodated during other guests' reservations. PARKING We offer free, private, and fenced parking in our driveway with unloading access a few steps from the entry to our space. NOISE Our neighborhood is friendly and quiet. While music is allowed, we have a zero-tolerance policy with noise complaints. FURNITURE & DECOR All prop furniture can be moved provided that everything is returned in its original condition to its original location. The large light gray couch, bed frame, mattress, bedroom carpet, TV, and TV stand CANNOT be moved. CLEANING & DAMAGES Please clean up after yourself and leave space as you found it. A general cleaning and sanitizing fee are included in the hourly rate. If extra cleaning is needed due to guest negligence an additional fee will be charged commensurate with the amount of extra cleaning needed. We require all guests to inform us if anything is damaged during their use. If an item has to be replaced or is missing, the guest will be responsible for the replacement cost of the item. Failure to pay will result in barring from future rental and reporting to rental app customer service. MISCELLANEOUS -Please do not knock on the front door. Text us through the app to reach us. -We cannot be responsible for lost or stolen items. -No glitter, powder, or smoke/fog machines. The use of glitter will result in an additional charge. -No ticket sales. -Do not make holes in walls for pictures or decor. -Circuit breaker is not accessible to guests. -All ages are allowed in the space. -Outside food and beverages are allowed; please clean up after yourself. -Production insurance is not required. -Any illegal activity may immediately be reported to the local police. -We will check on our guests periodically throughout their booking. -The studio is located in the basement of the home we live in and work from. You may hear occasional foot traffic upstairs during your booking. If 100% absolute silence is critical to your production/event please discuss it with us before booking.
