All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

About the Space

3,875 sq/ft vacant, raw and unconditioned storefront building divided into 3 rooms. Large room 50ft x 50ft, steel trusses provide uninterrupted space. Middle room 25ft x 30ft original brick walls painted and unpainted, steel bars and windows. Back room 25ft x 25ft, cinderblock and original bricked-in doorway plus an original wooden rolling door with steel bars. There is a built storage area in this space so photography use is more limited. Space has electricity but no running water, heat or air-conditioning. Use of Blackbird Lofts roofdeck included in Warehouse rental. Instagram @thedoghousedallas Pricing based upon number of cast, crew and gated parking spaces. 1-9 guests get 4 gated parking spaces only. Parking lot shared with Blackbird Loft. 10+ guests secure entire parking lot for 10 cars and exclusive use of the roofdeck. 800 sq/ft indoor studio provided for green room & bathroom. Use of Blackbird Loft requires separate booking. See other listing. After 10pm, nighttime hours at time and a half.

Lighting description

This is a vacant, unconditioned building. Large room has 4 skylights and 2 sets of flood lights. Middle room has one open 5 ft. square opening with steel bars and one floodlight that shines on the ceiling. Back room has no windows, fluorescent tube lighting.

Space is not soundproof

Ambient noise description

This is a vacant building with open areas in the roof in the front space which is 2,500 sq/ft. The back of the building, 1,375 sq/ft divide into two rooms has a complete roof, a rolling door and one cut out for a window that only has steel bars. The front of the building is boarded up. It is quiet but not soundproof.

Equipment loading description

Equipment can be loaded in directly from the parking lot. 2 doorways have a step down. 1 rolling door has a ramp. Larger equipment can be loaded in directly from the front sidewalk.

Staging area is available

For 1-20 talent and crew, there is an 800 sq/ft studio with a full bathroom and couches. Our other listing, Blackbird Lofts, a 2,500 sq/ft loft home can be booked as a second location if desired.

There are 2 outlets in the large room, 1 outlet in the middle room, 1 in the back room and 1 in the yard.

General Rules

VACANT BUILDING HOUSE RULES: Smoking, Fog machines & loud music allowed. Candles allowed although no wax left behind. NO fire, fireworks or pyrotechnics. NO glitter, confetti, feathers, fake snow or other small particulate matter, $500 penalty if violated. Any props that require attachment to the walls must be approved by the property manager. It's a vacant building, so it's hard to mess it up. As long as there is no damage and not additional cleaning, we're pretty liberal. Animals allowed with prior approval. There are 9 feral cats around in and around the property. STUDIO & BLACKBIRD LOFT HOUSE RULES: No smoking indoors. Food and drink in designated areas only. No glitter, confetti, fake snow, feathers and powdery substances. No honey, chocolate syrup or anything sticky or messy. No water, body oils, lotions or creams or aerosol spray on furniture.

This is an empty, unconditioned original warehouse previously used as a storefront (before being occupied by a squatter for 15+ years!). There are folding tables in the space for production use and 18 folding chairs in storage if needed. Minimal furnishings, one yellow wing chair and a large trunk.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Very Professional, if y’all are thinking about renting this spot for your next shoot DO IT NOW WHAT ARE YOU WAITING FOR!? Seriously though it’s an amazing spot and we get the exact looks we were going for. The Host there Howard was a stand-up gentleman and was very helpful/professional throughout our time there. Also in case if you were wondering they do have access to a very nice bathroom you can use nearby in case if you need to use the restroom or change. Really glad we found this spot and the hospitality showed by the owners. If you book this listing I promise you that you won’t regret it!
