All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

About the Space

3,875 sq/ft empty, original, unconditioned storefront building divided into 3 rooms. Large room 50ft x 50ft w/4 skylights, steel trusses provide uninterrupted space. Middle room 25ft x 30ft original brick walls painted & unpainted, steel bars on window opening. Back room 25ft x 25ft, cinderblock and original bricked-in doorway plus an original wooden rolling door with steel bars. There is a wooden, built-in storage area in this space. Space has electricity but no heat, air-conditioning or plumbing. Use of Blackbird Lofts roofdeck included in Warehouse rental. Instagram @thedoghousedallas Pricing based upon number of cast, crew and gated parking spaces. 1-9 guests get 4 gated parking spaces only. Parking lot shared with Blackbird Loft. 10+ guests have entire parking lot for 10 cars and exclusive use of the roofdeck at Blackbird Lofts. 800 sq/ft indoor studio provided for green room & bathroom. Lighting description

This is an empty, unconditioned building. Large room has 4 skylights and 2 sets of flood lights. Skylights can be blacked out. Middle room has one open 5 ft. square window opening with steel bars and one floodlight that shines on the ceiling. Back room has no windows, one old wooden rolling door and steel bars. There is fluorescent tube lighting.

Space is not soundproof

Ambient noise description

This is a 3,875 sq/ft empty, unconditioned old storefront building with electricity and lights suitable for film productions. There is no air conditioning, heat or plumbing. The front of the building opens to the sidewalk. There are no buildings on either side. There is one window and one door opening with only steel bars. It is quiet but not soundproof.

Equipment loading description

Equipment can be loaded in directly from the sidewalk (two six ft door openings) or from the gated parking lot into the back of the building. 2 doorways have a step down. 1 rolling door has a ramp.

Staging area is available

An 800 sq/ft air conditioned studio with a full bathroom and couches provided with booking the warehouse. Our other listing, Blackbird Lofts, a 2,500 sq/ft loft home can be booked as a second location if desired.

There are 2 outlets in the large room, 1 outlet in the middle room, 1 outlet in the back room and 1 outlet in the yard.

General Rules

VACANT BUILDING HOUSE RULES: Smoking, Fog machines & loud music allowed. Candles allowed although no wax left behind. NO fire, fireworks or pyrotechnics. NO glitter, confetti, feathers, fake snow or other small particulate matter, $500 penalty if violated. Any props that require attachment to the walls must be approved by the property manager. It's an empty, gritty building, so it's hard to mess up. As long as there is no damage and no additional cleaning, we're pretty liberal. Animals allowed with prior approval. There are 9 feral cats outside the property. STUDIO & BLACKBIRD LOFT HOUSE RULES: No smoking indoors. No candles. Food and drink in designated areas only. No glitter, confetti, fake snow, feathers and powdery substances. No honey, chocolate syrup or anything sticky or messy. No water, body oils, lotions or creams or aerosol spray on furniture.

Production insurance is not required

This is an empty, unconditioned original warehouse previously used as a storefront (before being occupied by a squatter for 15+ years!). There are folding tables in the space for production use and 18 folding chairs in storage if needed. Minimal furnishings, one yellow wing chair and a large trunk.

Security cameras in the parking area, roof deck and front of the building only.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Amazing spot! Robert was super helpful with us well. Going in the summer is hot but it's very worth it, and they have fans on the inside to keep you cool, as well as bathroom with A/C if you really need a break from the heat. Can't wait to use this spot again one day.
