Our space has 18 on-site parking spaces. These spaces should be filled first and the rest can overflow onto public street parking. We are in a low-traffic neighborhood so there is Plenty of street parking available.

INSURANCE All events are required to obtain 1-day event insurance through the below link. Be sure to select the correct event type and attendee count from their drop-down menu. Estimate cost may range between $50 - $120, pricing is based on event details. Once you pay via their platform, they will email us a copy of your certificate. Obtain insurance here > https://www.theeventhelper.com#C3f1ad All vendors performing service or leaving equipment on the space are required to name us as an Additional Insured on their existing General liability insurance policy. Must name "ADOBE PROPERTIES 02 LLC " as the additional insured along with the address of our venue. If the vendor does not have insurance for their business, they must obtain a 1-day event insurance policy for the day of event and select "Vendor at Event". For Bartending Services, vendor will select “Bartending Vendor at Event”. All Vendors must fill in same attendee count as the host. Cost should pertain to the service provider and not the client booking the space. General liability limits must be as shown below. BARTENDERS: Any Bartender that will be servicing your private event must be properly licensed and carry General Liability insurance for the day of service. Bartender will obtain 1-day event insurance through the provided link below and select "Bartending Vendor at Event" and fill in the same attendee count as host. All bartenders must show proof of being TIPS or ABC certified. MUSIC DJ's and LIVE Music are NOT allowed. For Music/Sound, Guests are welcomed to connect to our surrounding Exterior Bluetooth speakers- they are of great quality and sufficient loud for the Space. Please keep all sound at a reasonable level to be mindful of our neighbors. MAX CAPACITY Max Capacity on the space is 85 attendees. This count includes Hosts, Outside Vendors, and Children (all standing bodies count). FRIDAY – SATURDAY BOOKINGS Events can go till 12:00am (Music must be lowered by 11:00pm and stops at 11:30pm) SUNDAY – THURSDAY BOOKINGS Events can go till 9:00pm (Music stops at 8:30pm) COMMON COURTESY RULES - No Smoking in the house - No Fireworks - No Wood burning or Fire related activities - No pets allowed - No HOT items on Grass area - No Loitering outside of premises or on Residential street - No Confetti, glitter, rice, sand, flower petals, color powder - Don’t leave cigarette butts throughout the space - Balloon decor must be taken down and popped - Water slides/ General water equipment not allowed OTHER RULES -We typically only accept groups of 41-80 on Saturdays. Saturdays are our highest demand days, and host reserves the right to decline smaller groups of 1-40 on Saturdays. -Event host is responsible for adding the necessary Access fee’s for the event (Access fee’s can be found at the Add-on section of our listing) - If you are paying for less people than your actual attendee count, your booking will get auto adjusted to the appropriate guest count and may result in additional fees -Guests are responsible for placing all trash in provided bins, returning furniture to its original location, disassembling tables & chairs and leaving the place looking as it was when you arrived. Failure to due so may result in an additional $100 cleaning fee. -Event host is responsible for any Damages made to the space by guests and/or by Outside vendors -No ticket sales or flyer parties allowed on the property. We will cancel your event. SET UP & CLEAN UP Set up and Clean up both need to be within your booked hours. Allow yourself enough time for set up (decor etc.) and Clean up (Space must be cleared out by the time your booking ends). Outside vendors must Drop-off at your start time and pick up prior to your end time; there are no Grace periods. Any activity that continues on the property will be subject to Overtime charges. Overtime hours may be subject to 1.5x hourly rate charges. The client is responsible for placing all trash in provided bins, returning furniture to its original location, disassembling tables & chairs and leaving the place looking as it was when you arrived.
