To truly enjoy your vacation experience, please follow these vital rules. (Should any of the rules be violated, we may charge up to a $500 penalty fee and your license to the property will be immediately revoked):
There are Smoke, Occupancy, and Noise Sensors installed in the unit. (These devices do NOT audio or video record. Privacy is maintained). Unplugging any of the installed Noise and Smoke sensors is a violation of our rules.
Lost TV remotes or lost keys incur a $50 replacement fee (per item) to cover the time and expense required to get the replacement items.
If by not following house rules the host is forced to discount or refund another AirBnB guest then you are responsible to pay the amount of the discount or refund.

We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your license at our discretion if you continue to harass/verbally abuse our staff.
GUESTS: You MUST include the exact amount of guests AND visitors in your reservation. Guests must have verified accounts and be added to the reservation. Unaccounted for guests will result in the termination of your license to the home and the rule-breaking penalty will be automatically applied to your account.
We are a non-smoking community. This includes vapes/e-cigarettes. Breaking this rule WILL 100% result in a $500 fine and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking. Additionally, there will be a $25 fee per cigarette bud found on or around the property.
USE OF COMMON AREAS:
DO NOT ENTER ANY OFFICE SPACES. You are more than welcome to use the common areas of the building (gym, pool, clubhouse ect). These are intended for your individual enjoyment during your stay. These areas are not for gatherings, parties or anything related. Noise, unruly behavior, loud music, disrespectful or unlawful activity in the common areas, the building or in the unit will not be tolerated.
Early Check-ins are not guaranteed. Airbnb allows you to choose a preferred check-in time, but it is ultimately up to the host to approve any check-ins before 4 pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check-in early.
The neighborhood enforces a strict no-parties/noise violation policy for all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500 per offense.
Quiet hours are from 10pm to 8am. Our communication team is also off during this time. In case of emergency please contact 911. Guests are responsible for the conduct of all persons in the space.
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $75.00.
-You must contact us in advance if you have pets. There is an additional $125 cleaning fee per pet that must be paid prior to your check-in date.
-ABSOLUTELY NO Pets on the beds and couches. A $150 cleaning fine will be applied if there is excessive hair left in the couches and beds.
-Dogs only, please.
-Pets must be less than 70lbs
-There are doggie bags in the home so please pick up after your pets and dispose of the bags in the garbage bin or dumpster, a $25 fine per occurrence will be applied automatically waist is not properly disposed of.

2. Any Pit Bull hybrid
5. Wolf-dog hybrid
6. German Shepherd
8. Doberman Pinscher
DAMAGE TO MATTRESSES AND BEDDING:
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article. These fees can be up to $250.
Absolutely no mail or packages may be delivered to any property. It's recommended to obtain a local PO Box if you need access to mail during your stay.
TOWELS + LINENS:
Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a $125 fee. PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER USE OUTSIDE OF THE APARTMENT.
ISSUES AND REFUNDS:
Host will not compensate or refund for any issues not reported within 3 hours. Guest must also allow host and/or repairman access to the property to remedy any issue after host has been notified. Guests must also allow entrance for regular maintenance. If a guest stays after the issue is remedied or addressed, there will be no further remuneration or refund.
We are more than happy to mail back forgotten items. There will be a $50 fee to cover the cost of picking up and mailing the item. Locals must coordinate pick up, if it is not reported within the same checkout date there will be a $30 fee for a member of our staff to coordinate the pickup.
Late checkouts must be approved by the management team. We offer a 12pm check-out option for a $25 fee or a 12:30 check-out for a $30 fee. If you stay past your 11 am check-out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price as well as any monetary costs/fees due to the inconvenience.
