About the Space
Our space is unique because there are 2 sides that you can use. This space is for creatives to use or for individuals who want to host events or weddings. From Video podcasting, audio podcasting or photoshoots... this space has it all. T side is 1,800 sq ft and J side is 1,600 sq ft along with out mezzanine. Both sides are available if you want to use entire space or you can rent one side at a time. We also have a freight elevator for you to bring props up, large containers etc.

Parking description
There is parking on the street if available. There is also a parking garage next to subway where you can pay for parking. $1 an hour.
General Rules
General Rules:
TIME: You may arrive in the parking lot 10 min before your booking start time, however you must contact the
host upon arrival to enter into the building. Your booking time includes: Setting up, breaking down and
cleaning up. Failure to leave BEFORE your booking end time will result in over time fees so please keep track
of the time. We will not extend your booking if you are late. We schedule a 30 min buffer between bookings to
ensure our space gets cleaned before the next guests.
TIME EXTENSIONS: You may pay to extend your booking depending on our studio's schedule. Please inform
us about possible overtime ASAP so we can determine if your booking can be extended.
MUSIC FROM ANY SPEAKER CANNOT BE PLAYED: You may play music on your phone, laptop or the
bluetooth located in the studio. Absolutely no speakers- large or small. Violators will be fined and
quickly asked to exit the premises.
FEES FOR EXTRA GUESTS: If more guests arrive during your booking than the number of attendees we
originally approved, you will be charged a $10 fee per additional person, per hour.
NO SMOKING OR FIRE: No open fire, smoking , vaping or illegal drugs is allowed anywhere in our studios or
building.

Entry way when guests come in is where the ring camera is located.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures
Our space is professionally cleaned between bookings and disinfected.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
