Gravel driveway in the alley behind the home, immediately outside your private entrance to studio. There is also plenty of free street parking all around. This home is a 4-plex with 2 homes in the front and 2 homes in the back. (Any and all units may be booked for projects when not in conflict with the AirBNB guests in the other units.) Your driveway is shared with the attached 1-bedroom home, but there is always at least one or two spaces for you. We'll ensure that.

One small window in the middle of the home, and when you open the door you get a lot of natural light most of the day. The window over the kitchen sink does not have blackout curtains. (Tin foil works.)

You likely cant hear much from neighbors, its a very quiet area. Maybe a couple of dogs and cats is all. But they're close by so if they were to be noisy, you would definitely be able to hear them.

Ground Floor

No loading zone, but normal bags and cargo fit through the gate just fine. Small trucks will be able to park in the driveway. RVs can park at the end of the alleyway on Glenrosa Dr.

There are two outlets with adapters to accommodate more plugs. If the breaker were to trip, everything is controlled by the same switch and does not effect any neighboring homes. I can show you which switch to flip if necessary.

There is a required $250 security deposit that is FULLY REFUNDABLE. We are to retain this deposit to be used, in the event of loss of, or damage to the property during the term of the reservation, to defray fully or partially the cost of necessary repairs or replacements. In the absence of damage or loss, said deposit shall be FULLY REFUNDED to the customer renting the space within 24 hours from the end of their reservation. Smoking outside only. Music is not permitted because of neighbors. Quiet hours between 10pm and 7am. If any guest, any crew member, any person, or any pet is staying overnight, separate reservation must be made directly with host Mike Stone before Peerspace reservation begins. Flat rate penalty fees apply. Projects are limited to the booked time only and time overages will be billed at double the rate for every 5 minutes after the reservation is complete. This is a strict policy because I need to coordinate my cleaning teams and AirBNB guests around your schedule. Booking a project does NOT entitle any guest to stay the night without advanced written permission from host Mike Stone; the nightly rate is NOT included in the project rate and overnight accommodations must therefore be booked separately. These rules combine, meaning that if a guest overstays their reservation AND stays the night, the Peerspace reservation will be billed for the extra time at double the hourly rate AND additional fees apply, including but not limited to reimbursement for all costs associated with missed or delayed rentals in any of host Mike Stone's businesses, channels, or rental platforms, plus flat rate penalties.

You're welcome to do whatever you like, but the couch does not fit out the door without removing the actual door. If you want an empty space, we can accommodate with advance notice and my handyman will come remove the door and help you move the couch.
