Free street parking

Free street parking is located on both sides of the street.

There is a large picture window in the living room area as well as an additional window. Each room has at least two windows.

The space is located on a quiet street. Sometimes you can hear the neighbors, but we typically speak to them before a production so this has not been an issue.

Stairs

There are 5 stairs to enter through the front door of the house. If needed, loading could happen from the alley/garage, however there are still 5 stairs to enter from the back.

The upstairs is off limits. Only the rooms shown in the pictures can be accessed.

There are multiple outlets in each room. The circuit breaker is located in the basement.

Hourly Rate The posted price per hour is for a crew of 25 people max including crew and talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. Filming, Photo Shoots, & Productions Please be up front with what you’re looking to do and we’ll be happy to work with you to make your project a success. If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: • Total number of crew & talent • Desired date(s) • Exact hours you will need (i.e. 7am-7pm) including load-in/load-out, setup and tear-down • Equipment & lighting specs Holds Dates are available on a first book/fist serve basis and will not be held without deposit or reservation. Scouting We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/director scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during other guests’ reservations/productions. Overtime All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate per Peerspace’s policy. Off Limit Areas The rental includes access to all areas on the first floor, the porch and the back yard. The upstairs of the house is off limits. Alley Access Parking in the alley is strictly prohibited and will result in towing, citation and removal from the alley. There is room for one vehicle that can park on the slab in front of the garage. There is a possibility of one more parking spot in front of the garage but this must be requested at the time of booking. Noise We have a zero tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM. Cleaning & Damages Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests clean up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. A walk-through is required before and after all bookings. Illegal Substances The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. Miscellaneous There is no smoking allowed in the space. Smokers can smoke outside. In front of the house smoking needs to take place on the sidewalk that runs north, south. In the rear of the house smoking needs to take place near the garage. Smoking should take place far enough away from the house that smoke does not come blow back into the house. Furniture has to be moved properly so the floors are not scratched.
