Our driveway is convenient for loading/unloading production equipment and can comfortably fit up to 3 cars. There is street parking (with no time restrictions) across the street from the property.

Our windows are larger than average measuring about 6' tall and 3' wide. Currently, there are no window treatments on the main floor. You are welcome to put something up, as long as it's attached to the window itself, not the surrounding wood trim.

Our home is located on a main road that fluctuates with traffic. We're set back from the road so cars don’t produce that much noise, but there are large semi-trucks that do. We’re not right next to any railroad tracks, but a train can be heard in the distance. Currently, there is construction going on in the neighborhood behind us.

Stairs

There are 3 small steps leading up to our front porch and equipment can be loaded through the front door.

Our laundry room is a central location to set up hair & make-up, but we've had productions use the master bedroom as a staging area as well. Based on what you're shooting, there are plenty of extra rooms to choose from and all the bedrooms upstairs have a private bathroom.

If you're facing the front of the house, the circuit breaker is located outside on the right next to the parking pad.

**PLEASE CLICK READ MORE BELOW TO REVIEW ALL HOUSE RULES.** To request a booking, please tell me a little about your company, what the shoot is for, and your photographer/team members/clients that will be joining you. BY BOOKING OUR SPACE YOU AGREE & ACKNOWLEDGE THE FOLLOWING: ★ All lighting or equipment MUST use tennis balls for the stand legs to protect the hardwood flooring. We've had some dents and scratches from previous bookings, so please help us preserve our hardwood floors so we can continue to rent on Peerspace. ★ Rental time includes setup and pack-up with a 5-minute grace period. Please plan accordingly. ★ Overtime requires a 30-minute notification before check-out time. In most cases, we can accommodate extensions but will approve on a per-case basis. If approved, overtime is charged at a 1.5x rate. ★ No smoking inside or outside the building. ★ No pets. ★ No adult filming, but boudoir photography is welcome. ★ As the guest making the reservation, "..you'll be liable for any damage per Peerspace's Terms and Conditions: "As a Peerspace guest, you agree to cover in full any damages that you or your invitees cause during a booking. Any incidents during a booking will be resolved through the Peerspace Dispute Resolution process, as agreed upon in the booking terms of the Peerspace Services Agreement." For this reason, you must be physically present on shoot day for check-in and check-out. If you're booking on behalf of a production company, we can work around this with a detailed roster of attendees and production insurance. ★ Please be advised that we do have an indoor/outdoor cat. She will be locked outside for the duration of your shoot. If you have allergies, please consider this when booking. ★ Previews of the space can be accommodated. For security, insurance coverage, and preparation time involved, we do require previews to be booked through Peerspace. Please contact me with the time and date and I'll send a 1/2-hour custom booking for a preview.

Productions with 8 or more guests must have property damage insurance. Peerspace only covers general liability (if someone gets hurt on the property). Guests can obtain insurance through Event Helper or Thimble. For productions with less than 8 guests we do not require insurance, but it's recommended. Without it, please take note that you'll be liable for any damage per Peerspace's Terms and Conditions: "As a Peerspace guest, you agree to cover in full any damages that you or your invitees cause during a booking. Any incidents during a booking will be resolved through the Peerspace Dispute Resolution process, as agreed upon in the booking terms of the Peerspace Services Agreement."

Wall art and accessories can be moved around but must be returned to their original place. Any furniture can be moved as long as all 4 legs are lifted off the ground, and it's NOT dragged.
