Enhanced COVID-19 Health & Safety Measures

All high touch surfaces are sanitized. HEPA filter air purifiers are present in main space + office. Windows are opened between guests to air out space.

High touch surfaces and shared amenities have been disinfected
The space is cleaned and disinfected in accordance with guidelines from local health authorities

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

About the Space

Recently renovated, the house is a unique large open plan home that is bright, modern, + cozy featuring a variety of seating areas including not one but two living rooms, a dining room, and breakfast bar on large kitchen island. This 90s ranch is eco-friendly, with local and sustainable materials, furniture, and decor throughout-- from the local hand scraped oak floors, local zero VOC paint used throughout, recycled content countertops, 100% renewably powered electricity, highly efficient (and safe) induction cooktop, air cleansing plants throughout, energy efficient modern appliances, and a variety of art from around the world picked up while traveling. The dining room seats 8 at a light filled glass table, with an additional 4 seats at the breakfast bar on the stunning white kitchen island. The formal living room seats 6 on a mid century sofa as well as 2 mid century chairs in front of a gas fireplace, and the family lounge seats 8. A library of photography, art, architecture, and design books grace the bookshelves, while the office houses photography and travel magazines.

Lighting description

Early morning gets east facing light through to the dining room and kitchen, while afternoon gets west facing light into the formal living room. 2 skylights in the kitchen add ambient light, but usually nothing directly outside of a couple of hours per day.

Space is not soundproof

Ambient noise description

It's usually pretty quiet as I'm away from busy Lombard and Portsmouth. The only appliance that you can hear is the fridge as it comes on and off.

Front door entry into the house. There is also access to the back patio/yard via an outdoor side patio that could be used to place any lighting/grip directly without having to enter the house.

Electrical system description

Circuit breaker is inside the garage facing north. However, please provide your own power/generators for lighting needs so that the system is not tripped.

General Rules

PROHIBITED: No pets No smoking inside No fireworks No weapons ALLOWED: Outside catering is ok Alcohol is ok Smoking outside is ok OVERTIME: Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES: Cleaning fee is in addition to the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE: Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS: There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our home is not ventilated beyond a standard residential kitchen. Please refer to Peerspace’s Terms and Conditions for all other rules.

All furniture must be carefully moved and put back to original place. Please take photographs in advance to know how to return everything. Wall decorations can be removed (or many can be cleared by the owner.)
