We have plentiful parking in our front and back parking lots that are completely free. For weekend access you will want to park in our back lot off of Russell.

Studio Rules Renter shall be solely responsible for any damage to property or equipment that occurs during the time Renter or Renters party occupies the premises. Renter Agrees to pay for damage to the premises including spills, excessive wear, marks, or stains on furniture, wallpaper, or painted surfaces. No More than 10 people in the studio at one time without authorization from Corporate Staff Clean-up fees of $100.00 may be applied if the studio is left in an overly messy state including props, furniture and equipment not put away, water, body paint, glitter, elements, etc. This is at the studio’s discretion. Absolutely no nails, pins, etc in the walls. If you need to adhere to something, use command hooks, putty, or gentle tape. If you damage the walls in any way, you are responsible for repairs. You are welcome to move furniture at the studio, but DO NOT DRAG the furniture across the floor. Please have someone help you to move heavy items and make sure to put the furniture back into the place it was when you came in. Your reservation must include all the time you need to set up, shoot, clean up, and vacate the studio. You cannot enter the studio early, and you’re expected to vacate your studio no later than the time your reservation ends. This allows everyone’s shoot to begin on time. Any renter that goes 15mins past the original end time of their booking will be charged for an additional hour. No smoking in the studio or building is permitted. Or within 20 feet of the entrance. No pets are allowed in the studio without authorization from the staff. No Filming or Photography can take place outside of the studio. Do not enter the studio without permission from the staff. Staff may enter any part of the studio at any time. Always make sure the door is locked when you leave. CYC Wall Rules: CYC Wall may not be cleaned and painted before your booking. If you require a clean white CYC wall please add the CYC wall painting add-on. If you book in the afternoon Monday or Friday chances are the CYC wall will be painted. Do not stand, run, sit, etc. on the curve of the CYC wall. It is hollow and won’t support weight. Please Note: There is a CYC repainting fee of $50.00 if marked or if footprints are left on CYC. Please ask staff for assistance moving furniture onto and off of the CYC wall, if necessary. You are expected to leave the studio as you found it. THE STUDIO TERMS OF USE Use of THE STUDIO and Equipment, owned by THEHIVE LLC DBA Corporate, is AT RENTER’S OWN RISK. Renter hereby waives rights to seek legal redress for mishaps, accidents, and/or loss while on our premises. Renter agrees to leave the studio, equipment, and adjacent grounds in the same condition, as they were when Renter arrived. Renter is solely responsible for any legal infractions Renter or members of Renter’s party make during the conduct of the shoot, be they in our studio or elsewhere. This includes parking tickets, all other violations or citations, and legal action resulting from the conduct of the shoot, taken at whatever time. Renter agrees to hold harmless THEHIVE LLC DBA Corporate, its owner, agents, representatives, and contractors acting on THEHIVE LLC DBA Corporate behalf for any loss, accident, or injury to Renter’s self or anyone who accompanies renter while on our premises. Renter understands that if THEHIVE LLC DBA Corporate observes dangerous or negligent practices or activities that are being engaged in by the Renter and/or the Renter's party, THEHIVE LLC DBA Corporate reserves the right to stop the shoot and require Renter and Renter’s party to leave immediately – HOWEVER, Corporate assumes NO RESPONSIBILITY to act in such cases. Renter agrees to hold THEHIVE LLC DBA Corporate, its agents, representatives, and anyone acting on behalf of THEHIVE LLC DBA Corporate completely harmless from any action, legal or otherwise, that results from Renter’s conduct. Renter is solely responsible for verifying that all persons employed by Renter during Renter’s rental period with THEHIVE LLC DBA Corporate are of legal age for the activities they are to be engaged in. THEHIVE LLC DBA Corporate has no responsibility to determine or verify the age of participants in the Renter’s activities but reserves the right to end those activities if it becomes aware that legal age violations are ongoing. THEHIVE LLC DBA Corporate is not responsible for any personal items left behind in the studio by the Renter or Renter’s party. If items are left without notice, they will be disposed of at the end of the Renter’s booking.
