Enhanced COVID-19 Health & Safety Measures

This space is part of my home; and so it is even more imperative that it is properly cleaned and maintained for safety and health, as well.

Enhanced cleaning measures:

A licensed professional cleaner is hired between bookings
The space is cleaned and disinfected in accordance with guidelines from local health authorities
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Hand Sanitizer

About the Space

Welcome to my sunny and spacious row home in the historic Pigtown neighbor, just steeps away from M&T Stadium and Camden Yards. Inside you’ll find a 2,055 sqft tri-level unit with 2 bedrooms and 2 bathrooms on the 2nd floor — and a 3rd bathroom on the 1st level — that offer a refined modern aesthetic. Enjoy immense natural light (15 windows, including two on the basement level), expansive living room w/TV, charming dining room area w/breakfast bar, customizable chalkboard and beautiful hardwood floors throughout. The unit includes a back door that opens to a private, gated yard that is convenient for loading/unloading production equipment. PERFECT for production crews!

The windows are covered by white custom blinds. The blinds can be opened and pulled up to allow full light in.

Ambient noise description

Typically, you cannot hear the neighbors unless they are outside near the windows. West Hamburg is a moderately busy street; but it can be very busy on Orioles or Ravens game days. There is an ambient noise level from the AC.

Equipment loading description

Access to the driveway on Mangold Street via truck is difficult if not impossible. However, it is still possible to load/unload from Mangold Street by temporarily parking in front of the driveway. Depending on the availability of parking on Mangold Street, loading trucks may need to be moved.

Staging area is available

The den/office, which has a door, is located in the basement. It is equipped with a chair desk/console and additional lighting.

Some rooms are off-limits for shooting

The unfinished/storage area of the basement is off limits.

Shooting the exterior of the building is allowed

Electrical system description

The circuit breakers are in the off-limits part of the property in the basement. However, someone will be available to reset the breakers, if necessary. There are multiple outlets on the basement, 1st and 2nd floors.

General Rules

RULES HOURLY RATE The posted price per hour is for a crew of 25 people max including crew & talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. FILMING, PHOTO SHOOTS & PRODUCTION Please be up front with what you are looking to do, and we’ll be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (i.e., 7am – 7pm) including load-in, load-out, set-up and tear-down *Equipment and lighting specs HOLDS Dates are available on a first book/first serve basis and will not be held without a deposit and reservation SCOUTING We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate one (1) scout prior to a booking reservation being made. Additional tech/Director scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and we will not accommodate scouts during other guests’ reservations/productions. OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate per Peerspace’s policy. MANGOLD STREET/REAR ENTRY ACCESS Parking on Mangold Street where the rear entrance to the property is located is typically unavailable and/or extremely difficult, given parking on both sides of the street. However, you may load and unload items through the rear entrance. If this is required for your booking, please be sure to indicate that clearly in your reservation. NOISE We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep the noise to a minimum. Quiet hours are from 10pm to 8am. CLEANING & DAMAGES Cleaning fee is include in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guests must remove any equipment or rentals that you bring in, and you should factor this in your setup and tear down time in your booking hours. Please take care of our space. No nails, screws, staples, adhesive/glue that cannot be completely removed without damage or penetrating items should be used on the walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc.) will be billed to the credit card on file with Peerspace. A walk-through is required before and after all bookings. ILLEGAL SUBSTANCES The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed onsite or any cooking that will create a large amount of smoke as our facility is not ventilated. Production insurance is required

Certificate of Liability Insurance: I should be added as the Certificate Holder as a Loss Payee on the Property policy; and as an Additional Insured on the General Liability policy with respect to claims arising out of the negligence of the Named Insured for the maintenance, operation or use of equipment by the Named Insured.

Furniture and decorations may be moved

Please be careful not to scratch the floors, damage or soil the furniture and/or decorations in the process. The space should be left in the exact same manner as it was found.

Security cameras and recording devices

There is a Ring security camera at the rear of the property and a Ring doorbell. Both cameras are set-up to record video only.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
