This is a pretty quiet residential neighborhood. When you step outside you can hear cars on the freeway a few blocks away.

We have a front door, a garage door with 2 parking spots, and a sliding glass window door on the back of the house.

We have a garage with couches and chairs. This is a 5 bedroom house.

The circuit breaker is located by the front door of the house. Accessible to public.

Rules *Guest must contact the host in advance of booking date to confirm details, call or text 801-471-5531. Site visits in advance of booking are encouraged. Call to schedule. COMMON RESPECT: - All rentals include setup and cleanup time. - Guests are expected to take great care of the space and leave it in the same condition they found it in. - No smoking is allowed in or within fifty feet of lodging. Smoking is not allowed on the patios. - Keep music at a good volume to be mindful of neighbors. - No parties - No pets - No smoke machines are allowed - No nudity is allowed - Furniture/decor can not be moved. - No food or drink is allowed inside. - We do not allow anything relating to fire (smoking, candles, etc.). - No tape of any kind, including painter's tape, is allowed on any walls or flooring. - Trash should be disposed of appropriately in bins along the side of the house. - No nails, screws, staples, or penetrating items should be used on walls. - Hammocks: Hammocks are not allowed to be tied to palm trees. - No sparklers, roman candles, or fire-producing gags or effects. - Quiet hours are 8 pm as it is a family neighborhood. - No face painting, hand paints, stains, or other similar activity allowed. - Outside catering is not allowed. - Pool toys and floats will not be provided. Please leave them as you found them. - Guests to provide their own towels. You can use our outdoor shower to rinse off. - Access to indoor showers is not allowed. - No standing on furniture or using furniture for any use for which it was not intended. - No pets unless approved in advance. - The master bedroom beds/showers are off-limits. CLEANING / DAMAGES - Damage to walls, floors, furniture, etc. will be billed to the credit card on file with Peerspace - There is no glitter or confetti allowed in the space - Keep beverages away from the couch - Wall hangings and mirrors are not allowed to be moved - If anything is left behind or not cleaned up, a cleaning fee will be billed to the credit card on file with Peerspace. BOOKING TIME: - Please leave the studio by the end of your booking time. An additional 1 hour will be charged to those going past their allotted time. Ensure to include enough time for set up and teardown when booking. INSURANCE: - Guests are required to obtain event insurance coverage, available through www.theeventhelper.com. If you do not provide a copy of the policy or policy number before the event, we will request a $1,000 fully refundable security deposit to cover potential damages through a cashier's check or Venmo Payment @mattfrance, and you will be liable for all documented damages according to Peerspace's policy. Short-term INSURANCE is required for all bookings and must be presented before your booking date. Some options are below if needed: - For event and offsite bookings, you can purchase a policy for your booking with theeventhelper.com - For production bookings, you can purchase a policy for your reservation with Thimble.com - Productions must have property damage insurance with a reasonable deductible.
