Enhanced COVID-19 Health & Safety Measures
High touched surfaces will be disinfected before each booking. In the case we are unable to, please use our hand sanitizer located at the entry shelf and the kitchen island or help yourself to a disinfecting wipe, also located on the kitchen island.
Enhanced cleaning measures:
- High touch surfaces and shared amenities have been disinfected
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
- Disinfecting wipes or spray and paper towels
- Hand Sanitizer

About the Space
Unique Loft Our loft has a unique charm you can't find with any other studio. From its high ceilings, brick wall, modern kitchen, windows, a roof top, and even a sauna! This loft caters well for photoshoots and video shoots. Configurable Bedroom Sets You get, both, the light and airy bedroom set AND dark and moody bedroom set, all in one place! Separated by a rolling wall along with a moveable bed, you can choose the look that best suits your needs. Plants/Props/Tables/Etc are also configurable to cater your vision! Dallas Skyline Views - Roof Top Exceptional views of the Dallas skyline from our private access roof top! Only $50 to access (must book minimum of 1hr of studio rental). Sauna A private sauna, accessible for all shoots but not to operate. Props/Clothes Props/Decor/Clothing options are available and can be found through out the studio, free to use! Props and lingerie can be found in the mirrored cabinet. Other clothes can be found in the back closet next to the bathroom. We just ask to be careful and place it back. Please place any used clothing items in the hamper found in the back closet.

General Rules
OVERTIME
All bookings start and end times are inclusive of setup and tear-down time. Do not expect for early arrival nor overtime. Please respect your fellow creatives by cleaning up after your rental time. Book the adequate amount of rental time for Set Up, Shooting, and Cleaning. Any overtime will be billed at $50 per 15 mins. All patrons and equipment must be out of the studio by the end of your booked hours to avoid overtime charges. If you need more time, please contact us or check our booking portal to see if there is available time after your booking and book the amount of time accordingly.
BUSINESS HOURS
Posted rates apply to standard business hours which are 8 am - 9 pm Monday-Sunday. For productions, non-business hours are available upon discussion.
ACCESSIBILITY
There are no access ramps or elevators at this complex. There is a narrow flight of stairs. Please plan accordingly.
PROHIBITED
NO: real Weapons or Fireworks, Smoking, Alcohol, Drugs or Illegal Activities, Shooting Outside of Studio (Roof Top - see below), Drilling/Nailing holes into the walls, ceiling, and doors is prohibited (no screws, nails, hooks, or anchors).
Body Oil - Allowed BUT please clean up after and refrain from excessive oil on the bed and carpets.
Glitter/Confetti/Feathers - Allowed BUT please clean up after *See cleaning clause below*
ROOF TOP/SAUNA
To limit the foot traffic on the rooftop and for building/patron assurances, an extra $50 flat rate fee will be required upon your booking (must book a minimum of 1hr regular rental). Please limit to max of 4 people on the rooftop, if you have a party of more, please consult with us before booking. If you decide DURING your reservation to go on the rooftop, please contact us and we will bill you accordingly. The latch will be locked, a code will be sent at least 15mins prior to your reservation/upon payment if during your reservation. Please stay within the guidelines marked, see map provided by the rooftop entrance. There is a security camera on the rooftop for assurances. If you are seen using the rooftop without permission, a $200 fee will be charged.
The operational use of the Sauna is not allowed. You can shoot in the sauna but do not for any reason, operate it. If you are seen using the sauna without permission, a $200 fee will be charged.
ANIMALS/PETS
(Please consult with us beforehand)
Most animals/pets are prohibited except for service animals with valid permits. If bringing in a service animal, please let us know. If any non-service animals are brought in, additional cleaning fees starting at $75 may incur.
SECURITY CAMERAS
We have security cameras inside the space facing the entrance, in the upstairs office, and outdoors. Please do not touch, cover or unplug the security cameras. The footage is strictly confidential and recorded 24/7.
PROPERTY AND FURNITURE DAMAGES
Renter is responsible for leaving the space in the same condition as before booking. A walk-through inspection will be conducted before and after all bookings. Reasonable damage charges will be billed within 72 hours. Furniture/Props can be moved but MUST be placed back where it was at the beginning of your reservation. Failing to place everything back the way you found it will result in a $50 moving fee. We recommend taking photos of the things you want to move so you can reference them at the end of your reservation.
NOISE
We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum.
There is a bluetooth speaker (it looks like a large black egg) on the TV shelf. Search for "Samsung R7" to connect.
PERSONAL INJURIES & PROPERTY DAMAGE
We are not liable for personal injuries or property damage.
PARKING
1-2 Cars are allowed within the gates. All other cars must park outside of the gate in the gravel across the street. The address will be provided upon reservation. A gate code and door code will be sent to you at least 15mins prior to your booking.

Please respect your fellow creatives by cleaning up after your rental time. Do not expect for early arrival nor overtime. Please book the adequate amount of rental time for Set Up, Shooting, and Cleaning. If an associate has an abundance of cleaning after your booking, a $75 cleaning fee may incur.

Absolutely loved this spot! Dylan was super cool and easy to work with. The space was exactly what it looks like and provided a lot of looks for versatility. Not to mention reasonably priced. Definitely recommend booking here!
