Enhanced COVID-19 Health & Safety Measures
The space is professionally cleaned after each booking - all surface are thoroughly disinfected.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- A licensed professional cleaner is hired between bookings
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

Parking description
The driveway fits two cars directly behind each other! Other than that, there is lots of free street parking directly in front of the home.
General Rules
Hourly rate:
- Posted price per hour is for a maximum of 10 people including crew & talent. Larger productions / events are more than welcome, however they are subject to higher rates. Please message me and we can discuss we the details regarding size and pricing.
- All booking start & end times are inclusive of setup & tear down time, so please factor that into your booking reservation. If you’re interested in a multi-day booking, please note that an additional fee may be charged for overnight displacement.
Filming, photo, & production:
- Please message me what you're looking to do, and I’ll be happy to work with you to make your project a success! In your message, please include the following:
- Total number of crew & talent
- Desired date(s) & if your date is flexible
- Exact hours you will need the space (i.e., 7am-7pm) including load-in/load-out, setup/tear-down *Equipment & lighting specifications
Scouting
- I am happy to accommodate initial location scouts provided the rate and hourly minimum are met for the prospective booking. I can accommodate (1) scout prior to a booking reservation being made. Additional Tech/Director Scouts are also welcome once the booking has been accepted. Out of respect for my guests, scouts will not be accommodated during other guests' reservations/productions.
Overtime:
- Overtime will be billed in half-hour increments at a rate of 1.5x the stated hourly rate. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation.
Parking:
- The home has a driveway that can fit two cars. Guests are welcome to park in the driveway or on the street for free.
No Smoking:
- My space is a 100% SMOKE-FREE ZONE, including both private and communal areas of the home.
Noise:
I ask that you please respect my neighbors and keep noise to a minimum. Curfew is 10pm EST.
Cleaning
- There is a $50 cleaning fee for all bookings, although guests are expected to leave the space in the same condition as they found it in.
Damages:
- Accidents happen, but I do require that all guests inform me if anything is damaged during their booking. No nails, screws, staples or penetrating items should be used on the walls. Any tape or gummed backing materials must be properly removed. Damages (to the walls, floors, furniture, etc.) will be billed to the credit card on file. A walk-through is required before and after all bookings. I cannot be responsible for lost or stolen items.
Furniture:
- Furniture and items can be moved. As long as they are moved carefully and also returned to where they were moved from.
Illegal Substances:
- The use or involvement of illegal substances is strictly prohibited and will result in guest’s eviction from the property and may result in law enforcement participation.
Miscellaneous:
- No glitter, confetti, or open flame can be used. No adult film making is allowed. All ages are allowed in the space.
