The property is located at the end of a private drive, and has a private parking pad. 4 cars can be parked without double parking, more if you do - and there is free street parking as well. Larger production vehicles (15 passenger van, sprinter, etc) can fit on the parking pad and in the driveway.

There are two bedrooms with blackout shades. The living room has many standard windows without window treatments, and the sun room (which is open to the entire living space) has several large floor to ceiling windows with light filtering privacy curtains. Brightest hours of daylight are approximately 10am-5pm. All lightbulbs in the house are soft white.

There is little to no neighborhood noise. The house is located next to a public park, so there may be occasional noise from the park, especially in summer evenings when baseball is played. The air conditioners - installed seasonally - are window units that are loud, but can be turned on and off manually.

Ground Floor

All entrances have a single step, and standard width doors. Loading trucks can be left in the driveway and parking pad.

Basement

Total power service is 100 amps. Outlets are throughout the house in standard locations, multiple different 15 and 20 amp circuits. There is a 30 amp stove plug available. There are no exterior outlets. The circuit breaker is in the basement, which is locked at all times, but in the unexpected event that it needs to be accessed, we can provide a temporary code upon request.

We hope that you enjoy your time here at Pleasant Cottage. There are a few rules and pointers to keep in mind that will make your stay an enjoyable and safe one. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES The cleaning fee is included as a flat fee, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS No glitter or confetti can be used. There is no smoking or vaping on the property. Pleasant Cottage is located in a residential neighborhood. Please be respectful with noise levels, and honor quiet hours between 10p.m. and 7a.m. Parties and events are not permitted. On the premises there is a Minut noise monitoring device - this device DOES NOT RECORD AUDIO, it only monitors decibel level. Guests may use the wood burning indoor fireplace and outdoor fire pit, but wood is not provided. Only dried, seasoned hardwood or fire-starting logs may be burned in the indoor fireplace. Only wood may be burned in the outdoor fire pit. Parking is available in the driveway and in the parking pad attached to the driveway. If necessary, street parking is available and free. The backyard is adjoining with a neighbor's yard, and the border goes from the edge of the half circle of bushes straight back to the fence. Please do not enter the neighbor's yard. Please do not use white linens for makeup removal. Black labeled towels have been provided for makeup removal. Any makeup staining on white linens may result in a replacement fee. Please refer to Peerspace’s Terms and Conditions for all other rules.

Furniture and decorations can be moved, but they must not be removed from the building and must be put back at the end of the shoot. If furniture and decorations are not returned to their original location, a fee of $250 will be assessed.
