About the Space

Our colorful and modern-boho inspired studio space is perfect for portrait and couples photoshoots, merchandise photos, and small video productions. We have a variety of backgrounds for you to use for photos or videos. We also have solid seamless backgrounds available upon request (check the add-on section of the listing). Host an intimate yoga class, small workshop or get all your girls together for a photo hangout! We are NOT a natural light studio. Lights are recommended for any production studio shoots. If you have questions about lighting in the studio, please send a message. I would be happy to discuss some tips! We have a Ring camera on the porch and use smart locks for all check-in's for seamless checkin's.

Parking on 40th Street & Warren St is free, surrounding streets are 2 hour parking (If you forget to move your car, the ticket is $26)

Space does not have natural light

Lighting description

There are two front facing windows, but they do not produce much light until around 3:30pm and it is a small time-window of where you will not need a flash. The front room lights have LED bulbs, which can cause some light flickers on your photos if you are not using correct settings or flash. We also have vintage warm yellow Edison bulbs hanging on the brick wall. I recommend keeping these lights off unless you are photographing on that wall to help combat yellow tones in your photos. There is a rear facing window on the pallet wood wall, next to the white wall which gets some harsh light as the sun is going down (5-6pm). The two windows in the second room do not offer much natural light as they are in an alleyway between homes. Overall, flash is highly recommended when shooting in this space.

Space is not soundproof

Ambient noise description

We live upstairs with our very energetic corgi. She plays ball 95% of the day, so you may hear a faint ball bouncing and her running around above the front room. 40th St is a busy street, so you may hear some muffled trolly or car sounds, people talking loudly when walking by, or occasionally the neighborhood kids having fun outside. Generally, the sounds are not very disruptive. A bluetooth JBL speaker is available for you to use during your rental to play music. I have a ring chime in the office that will sound when there is motion at the front door, or someone rings the doorbell.

Equipment loading description

This space is NOT handicap accessible. There are a few steps leading up to the porch, you will need to carry your gear into the studio. You can park in the bus zone with hazards on while you bring gear in if you need to go find parking on another street. Generally, you will be able to find a spot fairly quickly.

Some rooms are off-limits for shooting

Back office area and the basement (grey door with lock by the brick wall with hanging Edison lights) are absolutely OFF LIMITS.

Shooting the exterior of the building is allowed

Electrical system description

Bringing extension chords and power strips with surge protection are recommended if you will need to plug multiple light sources in. The front room has two outlets on the baseboard to the right of the front windows, there is one available outlet on the wall with the light switches. Please do not unplug the wifi extender, you will not have access to wifi. Two more outlets are located on the pallet wood wall. In the second room, there are two outlets on the baseboard underneath the windows. There are 2 more outlets in the corner to the right of the rattan shelf on the green wall.

General Rules

Additional charges may apply if any of the following rules are not followed: Please do not leave the front door unlocked (during or after your rental). No use of the back office or any equipment and props in back office. No parties. No smoking in the building. No more than 8 people in space No holes in walls for hanging without permission (please use command strips) No pets without permission ahead of time. No glitter! No smoke machines. No pornography - boudoir photography is allowed. Light refreshments allowed. Absolutely no spraying of champagne in this space! Vintage cameras are DECOR ONLY. Please do not use them as a prop or toy, unless given permission. Please do not burn any candles in the space- they are a personal collection and left out as decor. If you want to use candles, you may bring your own and burn them during your rental. Please be respectful of the space :)

Furniture and decorations may be moved

You may move the furniture wherever you would like. The hardwood floors scratch easily so please avoid sliding any furniture on the floors. All the furniture in the studio is relatively light, and should be easy to lift and move around. Please do not move the vanity in the second room.

No smoke machines allowed

Security cameras and recording devices

We have a ring doorbell with a camera by the front door, so we will see you walking up. There are no other cameras or recording devices on the premise.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

The space is cleaned and disinfected between each use. Please leave any props and blankets that were used during your rental out to be cleaned and washed. If you have filled any additional trash bags during your rental, please dispose of them out front in the green trashcans.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Hand Sanitizer

Beautiful location …. Downstairs so very easy to get into and out of with gear . Very friendly and helpful host Harley communicated everything perfectly . Really enjoyed the experience of working here and definitely will be using this studio again! Lots of different kinds of settings , hardwood floors , nice lighting . Great spot and host
