What is Allowed: 1. Full Kitchen is on site and Outside catering is allowed. We can provide catering in your budget and guidelines. 2. Home décor and TVs can be moved and used for events and we ask that it is returned at the commencement of time. What is STRICTLY PROHIBITED: 1. All Social Events at residential Spaces must commence prior to 9:00 pm and end no later than 12:00 am (local time), inclusive of set-up and clean-up time. 2. No selling alcohol is sold 3. No tickets can be distributed 4. No attendance by open invitation 5. No there is a charge for entry 6. No event open to the general public is prohibited in residential Spaces. VISITING GUEST CONDUCT 1. Strict adherence to the house capacity limit as 45 people is mandatory. EVENT INSURANCE : How to provide required event insurance requirements? 1. Event liability coverage through www.eventhelper.com for $67.00 required by completing the short form provided by the property manager. The general liability policy is for $1 million in coverage. 2. Insurance coverage costs is $67.00 for a one-day policy. We don't receive this money, it goes to the insurance provider. Proof of coverage (Certificate of insurance) must be sent via email 24 hours before event. SECURITY DEPOSIT: 1. Your $300 security deposit via Paypal is to be paid to the property manager two days prior to your event date.. Security deposits will be released as long as there are no issues or damages within 24 hours of event end. We will contact you first regarding issues/damages before any charges are made. We have up to 7 days to hold your security deposit. 2. Causes for Loss of Security Deposit Include: Not cleaning up after your event, late check out which includes cleaning after booking time has ended, damage, theft/missing items, professional/additional cleaning required, smoking indoors, issues that cause an additional expense and/or impacts the next rental. DECORATIONS AND COSMETIC ALTERATIONS 1. The use of wires, tacks, nails, hooks, damaging fasteners, or glue to hang decorations is prohibited. We recommend the use of temporary stick or zip ties. All decorations tape must be placed and removed without leaving damage. 2. You must take decorations and boxes off the premises within the time booked (this includes but is not limited to: balloons, strings used to hang decorations etc.) 3. In the event of rain or mud, Guest must take precaution to protect floors and rugs . 4. The furniture moved across hardwood floors must be done with multiple people as to prevent damaging or scratching the wood. 5. No removal of installed affixed lighting yet Additional lighting is permitted. 6. No glitter, rice, confetti, or flower petals may be used on the ground indoors or outdoors. 7. To ensure safety and to guard against property damage, and/or personal injury, decorations may not obstruct entrances and exits and must allow for emergency egress at all times. 8. Decorations cannot cover emergency signs, fire lanes or exits, or be posted in elevators or stairwells and must be constructed of non-flammable materials. SET UP, GARBAGE DISPOSAL, AND BUILDING DAMAGE AND CLEANING COSTS 1. Set Up and Clean Up - At the conclusion of the Social Event, the Guest shall be responsible for removing all decorations, material, equipment and debris and for repairing any damage to the Space arising out of the Social Event. Prior to the end of the time scheduled for the Social Event, the Guest shall inspect the Space to confirm returning furniture back to its original location, loading dishwasher with dished provided by host, wiping down counters and tables, disassembling any additional tables used, sweeping, taking down decorations, returning the space to its original condition 2. Garbage/Recycling/Organics Disposal - Garbage, recycling and organic waste are to be placed inside the designated and appropriate garbage containers. Guests must ensure that the garbage is placed in plastic bags and securely tied before placing it in the trash bins, must break down any boxes If trash will not fit inside the designated containers, it shall be the Guest’s responsibility to properly dispose of such excess trash. Any trash left behind that will not fit in the available containers may result in additional charges to the Guest. ALCOHOL USE AND SMOKING: 1. Alcohol may not be served to minors. 2. At any time, if the property manager deems alcohol consumption to be excessive, the property manager has the authority to close down all alcohol service and/or evict inebriated guests from the premises. 3. Smoking or use of vapes of any kind is strictly prohibited on inside the of property. 4. If alcohol is to be served at a Social Event, this must be disclosed in the Booking request, and the Guest requesting the Booking must be 21 years of age or older for Bookings made in the United States, Guests shall be deemed to have acknowledged, represented and affirmed that they are of legal drinking age in the jurisdiction in which the Social Event takes place. Guests agree that serving of alcohol is in compliance with the appropriate governmental liquor authority. 5. All alcohol served at a Social Event shall be for personal consumption and not for resale. Guests agree to take reasonable steps to enforce and comply with local, provincial and federal laws and regulations governing the use of alcohol. 6. We reserve the right to report any violations of this Social Event Policy to the appropriate authorities for prosecution to the fullest extent allowable by law. Each Guest and Host hereby agree to indemnify and/or reimburse Peerspace for all costs, expenses (including legal fees) and damages we may suffer or incur as a result of any violation by you of this Social Event Policy. NOISE: 1. During the event, no amplified music may be played on the patios after 7pm with respect to neighbors. HABITABILITY: 1. The short term landlord/ host shall do everything to ensure adequate functioning of air conditioning and amenities. Nevertheless, landlord reserves the right to collect full booking fee for time permitted.
