Welcome to Le'Chosewood Oasis, the ultimate Atlanta pool experience on Peerspace! Our stunning pool house residence is designed to be an intimate oasis and peaceful retreat for celebrating life's special moments. Whether you're planning an intimate gathering for two or a larger group of up to 25 guests, our hidden gem promises to leave you in awe from the moment you step inside our gates. THE SPACE Please note that this listing is for the outdoor pool area. If you'd like to add our private indoor space, it's an additional $75/hour. LOCATION Le'Chosewood is conveniently located in the heart of Atlanta's Chosewood Park neighborhood, adjacent to Grant Park and Zoo Atlanta. We are just a block away from the Beltline and a short drive from major interstates (I-20 and I-75). AMENITIES Our outdoor backyard pool area boasts a HEATED saltwater pool, a relaxing jacuzzi hot tub, accommodating up to 25 guests. Enjoy poolside umbrella dining with three large rectangular tables or dine on the covered ground-level patio. Unwind on the large sectional sofa, oversized egg chairs, or take advantage of the Sonos Bluetooth speaker system. KITCHEN ACCESS While we do not offer kitchen access at this time, we do allow catering and grilling onsite, and we have a full-size outdoor fridge, indoor microwave oven, and coffee maker for your convenience. PLEASE READ: BIRTHDAY PARTIES While we love hosting small groups, we evaluate adult birthday parties on a case-by-case basis to ensure it's suitable for our home and neighborhood’s peaceful environment. We don't permit loud outdoor music, heavy alcohol, and are sensitive to events that may cause disturbance to our neighbors. Please message us with your event details, and we'll work together to determine if we're a good fit for your vision. RESTRICTED EVENTS To ensure the comfort and safety of all our guests, ourselves, and neighbors, we only host private-invite-only events. We do not host large parties, music events, ticketed events (including Eventbrite ticketed events), or any publicly advertised or social media-promoted events. We want to make sure the host knows each person attending personally. ALCOHOL POLICY We have implemented an alcohol policy to prioritize the safety and well-being of all of our guests, ourselves, and our neighbors. Only beer, wine, and champagne may be self-served by guests (without a bartender/caterer) in moderation. All other alcohol (hard liquor including mixed drinks/cocktails) must be served by a licensed bartender or caterer who is approved by us. No underage drinking is allowed at any time or for any reason. MUSIC At Le'Chosewood Oasis, we want you to enjoy the perfect soundtrack for your celebration. Guests are welcome to use our Sonos Bluetooth speaker system to stream any music of their choice. Our speakers are pre-set to a comfortable volume for your guests to enjoy within the outdoor pool space without disturbing our neighbors. Please note that personal speakers or amplified music beyond the property line are not permitted. For volume control and to maintain a peaceful environment, we do not allow live bands or DJs, and music must end promptly by the end of your reservation time (or no later than 9 pm). NOISE We've created Le'Chosewood Oasis to be a serene, intimate space for your special moments. While we want you and your guests to enjoy every moment of your celebration, we must comply with our local noise ordinances and ensure a peaceful environment for our home and neighborhood. To maintain the tranquility of our community, we ask that guests maintain a reasonable noise level outside and indoors, even during moments of celebration, as voices and music can be amplified in our outdoor space. PARKING We understand that finding convenient in-town parking can be a hassle, especially in a residential area. At Le'Chosewood, guests have full driveway access and can also find free nearby street parking just three houses away for 10-15 cars with a short 1-minute walk to our residence. As a private residence, we take pride in offering our space for small, intimate gatherings with family and friends. To ensure a pleasant experience for everyone, we kindly request that you adhere to the following guidelines: - No early check-in or arrivals prior to the start of the reservation. - Please include set-up and break-down times within your rental time. - Smoking is strictly prohibited on the property (including cigars, hookah, vaping). To maintain a smoke-free environment, a $500 fee will be charged for any guest found smoking onsite. - We require that alcohol be served by a certified and insured bartender. Beer, wine and champagne are exempt from this requirement. - No underage drinking is allowed at any time or for any reason. - Guests may use our Bluetooth speakers onsite to stream music. Our speakers will be at a pre-set volume max to ensure your music stays within the pool space and can’t be heard by neighbors. Speaker volume may not be adjusted. - Guests are not allowed to bring or use their own personal speakers or have music amplified at a level that can be heard beyond the property line. - Music must end promptly by the end of your reservation time (or no later than 9pm). - Guests must avoid loud behavior such as yelling, screaming, or engaging in loud/group singing as we live in close proximity to neighbors and we respect their desire to live in a peaceful setting. - If any guest(s) is found to be excessively loud and disruptive, they will be asked to leave or we may terminate the reservation if guests violate the noise policy or our disruptive to our neighbors. - To keep our pool clean and enjoyable for everyone, no drinking or food is allowed inside the pool area. - Guest must ensure there’s no accidental trash, debris or decor remaining in the pool. - The maximum capacity for our rental space is 25 guests. We ask that you kindly respect this limit. - We do not permit ticketed sale events, "open to the public" events, or events that are promoted on social media platforms or through Eventbrite. We host private (personal invitation) events only. - DJs, outside speakers, and amplifiers are not allowed. - No loitering outside of our home or property gates before or after the event or on side streets. - Avoid blocking our neighbor's mailbox or driveway access. - Nude swimming or skinny-dipping is not allowed. - Guests under the age of 18 must be accompanied by an adult at all times. - We kindly ask that you refrain from using confetti or any "colored powder" (e.g., for gender reveals). A $250 cleaning fee will apply if confetti or color powder is used. - At the end of your event, please gather all food, trash, and decorations. All trash should be properly bagged and placed in the designated driveway area. Large boxes must be taken offsite by guests. Failure to do so will incur an additional $300 cleaning/trash fee. - To allow for a smooth transition between reservations, we grant guests a 10-minute grace period at the end of their reservation to exit the space. Any additional time onsite beyond the grace period will result in overtime fees.

Erika at Le’Chosewood was so incredibly professional. When I arrived I was able to park in the driveway and she met me out front just as expected to open the space. She took just a few minutes to go over all of the details of working equipment and showed me where everything was located. One of the greatest conveniences was her parking attendant, Mr. Clarence, he was out front to direct our guests to parking. This saved me so much time from having to stop doing what I was doing to help guests. Needless to say my daughter’s surprise 18th birthday turned out amazing. We were able to use all of the amenities provided. Thank you Erika for allowing us to utilize your beautiful space we will surely be back! Your space is truly an oasis.

Amazing location, our bridal shower was simply gorgeous. We didn't use the pool but it looks so inviting, we loved the tables (there were 3 outside) and the inside is perfect to set up food and drinks. The pictures don't do the place justice, it is really nice and Instagrammable. The host was very pleasant and responsive. Would def book again if back in the ATL area.

Le’Chosewood Oasis helped me propose to my fiancée in a beautiful, coordinated, seamless manner. I came to Erika and Debra with general ideas for the proposal and decor. They took my limited notes for the event and transformed it into a backyard poolside landscape of floral arrangements, soft decorations, and mementos encapsulating our relationship throughout the years. The team was communicative throughout, flexible to my needs (including providing tours to visualize the space), and highly prepared. Thursday (1 day before the proposal), we saw a high chance of rainy weather for Friday. The team pivoted to a contingency plan for rainy weather with a setup that still provided the essence of what I envisioned while remaining dry from the rain! The space is fantastic, and the hosts relived many of my challenges and worries with planning the proposal; they were awesome to collaborate with. My fiancée and I are planning our next trip back to Le’Chosewood Oasis for a relaxing day in the pool!

Erika’s space is GORGEOUS and was perfect for hosting my boyfriend’s graduation brunch. The space was large and although it was chilly out, the multiple outdoor heaters and even blankets provided with the outdoor furniture kept it cozy! Would definitely love to come back in the summer to utilize the pool. Erika is extremely friendly and professional. Highly recommend!
