House Rules All trash/ decor must be placed in the provided event trash cans for clean up. After the event, all trash bags must be placed by the back alley door or a trash removal fee ($15 per bag) will be deducted from the security deposit. Renter must be 21 yrs old, children are allowed on premise as long as they are accompanied by adults. Furniture can only be moved with the host’s approval. The renter must obtain prior permission to move furniture before/during events/shoots. Total attendee/foot traffic is calculated by “each” person who enters the property (you, your team, vendors, mover, caterers, crew, talent, guests and etc.). Extra, undeclared people on shoot/event day are charged an extra fee. Pricing and availability may vary based on the event type, the count of guests, and the booking duration. Setup and break down must be included in booking hours. The space must be vacated (including vendors and guests). All events must conclude by midnight. The pool and hot tub may be heated for an additional fee and done by the host only. Guests must provide additional insurance and valid permits for all vendors Furniture can only be moved upon request. Furniture can be moved but only with approval from host and must be returned when guests leave. End of Day walkthrough is required to ensure everything is in place Glass is not permitted near the pool. If a break should occur, drainage and cleaning fees will be guests responsibility. Per Peerspace’s policy, overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Music must obey the city noise ordinance rules. Entertainment, band, and caterer allowed for an additional fee. A security deposit of $1000 (via Venmo) is due 3 days prior to the event and returned within 72 hours after the event if there is no property damage. COI must be presented. Personal items are not the responsibility of property hosts. No pets allowed. No glitter or confetti or $300 will be applied. No fire entertainment allowed. Volume to be kept at a neighbor-friendly levels. Leave the property in the condition it was in when you arrived. BBQ Grill is not available for use. For Film Renters: Permit requirement: Host is in no way liable for any penalties the production may incur due to their failure to secure a permit. renter shall obtain necessary permits. All events, filming & shootings are required to obtain a certificate of insurance (COI). Renter must provide a certificate of insurance (COI) evidencing the event/production’s coverage up to $2M. Vehicle and equipment parking should be planned in a way to avoid congestion on the street. Security Deposit amount may vary for film renting. Bringing more extensive equipment will incur additional fees. HAVE AN AMAZING TIME!!
