Old home with many windows in every room (not sound proof). No blinds are available, if need is to block you'll have to use tape. We are in the process of setting up hooks, but this will be available in 2023. Best light around 9am-1pm. Shaded backyard with many trees, perfect for Barn style, vintage, vacation, European and oldies photoshoots.

The house is close to a busy street and does not have soundproof windows. Although the rooms close to the courtyard are more quiet, there could be noises sipping thru. There is AC, but it' snot noisy. Neighbors are very quiet.

Ground Floor

Everything is ADA, we have a ramp, and the property is on ground floor, we have a back gate allowing for heavy trucks and equipment to be unloaded, but come check because trees might be in the way depending on height of the truck.

We have two back room by the restroom (medium and small one with its own entrance)

Its quite old, but functional and vetted by an electrician.

NEIGHBORHOOD DECORUM * If potentially loud, your event will be announced to the immediate neighborhood. * If loud music will be used, warning must be sent out to the neighborhood so we require to be consulted 3 weeks before event. FOOD * Catering is allowed. * Use of fire on the property is not allowed (real candles, lighters, propane camping stove, barbecue, firecrackers, shaffers and the like [the chimney must not be used at any time]) - if catering fire is requested, this must be discussed with owner. For other needs including fire, for proper city authorizations must be obtained ONE MONTH prior to event. SAFETY * No gun/firearms and lethal weapons on property. Any guest with authorized permits must be declared to owner. * No smoking of any kind in the building. Outside okay, but guest must provide ample and safe containers to avoid spark and littering on property grounds. * Children must be kept within the premises (parking has traffic and very busy street close to property can constitute immediate danger.) * Use of fire on the property is not allowed (real candles, lighters, propane camping stove, barbecue, firecrackers, shaffers and the like [the chimney must not be used at any time]) - if catering fire is requested, this must be discussed with owner in order for proper city authorizations to be obtained ONE MONTH prior to event. * For the safety of the guests, cameras are present at all times on the property CLEANING * Use appropriate large trash bins with business logo on it (do not dump in neighbors bins) * Space must be cleaned up as delivered to guests (unless you agree to the additional cleaning charge) OTHER * No sleep over in the property. * Water and fire games prohibited. * Vehicles authorized only at the back gate for unloading and must be parked on parking space. EXTRA CHARGES * Do not use any appliances/equipment unless agreed with owner and charges agreed upon. * No plugging of RV unless approved by owner + electricity charge * Excessive water use will be monitored (xpl: leaving a hose on for hours to let the kids play.../...) * Bounce houses authorized + extra electricity charge CONTRACT * Guests will respect the contract agreed upon * Guests must not be at property after requested time slot.

Basic coverage for property damage, fire and injury.

We are an art school and event space, it's pretty modulable. We have art exhibits, if it coincides with an artist exhibit we'll have to consult with them as to whether they'll authorize their property to be filmed or will require removal. Furnitures can be removed and must be placed back as found before leaving premises. If alterations to walls will be made, they must be patched and fixed before leaving the premises.
