Free onsite parking for two vehicles and ample free street parking on non street cleaning days. A third vehicle can block our driveway on non-street cleaning days.

Large windows to let in natural light. Ample lighting throughout the living space as well, and most lights are dimmable so you can adjust to your desired preferences. There are also upper and lower cabinet lights. Please note, our living room directly faces west, so sunset is the brightest time for direct sunlight through the large living room windows. This creates beautiful golden hour light, but please plan accordingly.

We live on a one way street (it is very wide though, so grip trucks have had zero issues in the past with parking) and the neighborhood is very quiet. We also installed "soundproof"/noise reduction windows that reduce outside noise.

Stairs

Equipment can be loaded through our garage, up the stairs, to the main living space. We will open the garage door for you for easy load in and out. While we live on a one way street, it is a very wide one way street, so grip trucks have had no issues in the past with parking and usually just block our driveway to load in and out.

We very much enjoy sharing our home for your production; however, we do require a few rules to protect our home, and appreciate your understanding: Absolutely no smoking in or around the house No loud/amplified music or parties. Please be considerate of neighbors. No pets allowed When loading equipment, any dollies, carts, etc - please be mindful not to bang them into the walls or scratch floors. Please carry, do not drag, them up and down the stairs. *Any wall/floor damage that can not be easily rubbed out, may result in a $100+ damage fee. -On this note, we kindly ask that you please be prepared with either tennis balls or rubber feet for the bottom of stands/equipment. -Please do not place heavy equipment on hard surfaces (dining table, kitchen counters) without a furniture pad or protection laid down first. We can also provide some towels for you if requested. Please ask before adhering anything to walls - be prepared with paper or painters tape, no gaffers tape or duct tape on interior or exterior walls. Please no confetti, glitter, rice, sand, or similar small-sized decorations that could be scattered about. No silly string, wax, or real flame candles No use of our neighbors driveway/yard *We are a no shoe household; however, we understand you may need them/feel more comfortable wearing them depending on your project. We will provide booties and/or Clorox wipes to clear off debris. Thank you for respecting this. Any house rules that are broken can result in immediate removal from the home. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments at 1x the rate. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. If overtime is needed, please let us know. We will always do our best to accommodate overtime requests, but it is not a guarantee. UNUSED TIME There are no refunds for unused time. Once the time slot is booked, we hold that specifically for you. If any adjustments need to be made, they need to be made in advance of your booking date. CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our home. No nails, screws, staples or penetrating items should be used on our walls. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. Please refer to Peerspace for all of their terms and policies. **Please note, while our minimum booking is 3 hours, we will discuss 2 hours if you are interested, but the hourly rate may be higher. Please, no requests under 2 hours.**

Furniture and decor can be moved as long as it is returned to its original place. Please do not drag furniture to prevent floor scratching.
