There is ample natural lighting throughout the property. All windows have blinds and or curtains. Light can be blocked out if necessary.

The house is located on a quiet street in a subdivision. You cannot hear the neighbors as there is ample spacing between the houses.

Ground Floor

There is one step to enter the property. If larger unloading space is needed, the garage can be used and there are 3 steps to enter from the garage.

Bedrooms, office, bathrooms

The second office on the second floor is off limits. It is not pictured.

There are multiple outlets in each room. The circuit breaker is in the basement.

Hourly Rate The posted price per hour is for a crew of 40 people maximum including crew and talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. Filming, Photo Shoots, & Productions Please be up front with what you’re looking to do and we’ll be happy to work with you to make your project a success. If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: Total number of crew & talent Desired date(s) Exact hours you will need (i.e. 7am-7pm) including load-in/load-out, setup and tear-down Equipment & lighting specs Holds Dates are available on a first book/fist serve basis and will not be held without deposit or reservation. Scouting We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/director scouts will only be permitted once the booking has been accepted. All scouting visits are subject to availability, and we will not accommodate scouts during other guests’ reservations/productions. Overtime All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Off Limit Areas The rental includes access to all areas of the basement, first floor and second floor except the second office. Parking Plenty of street parking is available. There are also two driveway parking spots. Noise We have a zero tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM. Cleaning & Damages Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it. Guests must respect the space and we ask that guests clean up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of our space. No nails, screws, staples or penetrating items should be used on the walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. A walk-through is required before and after all bookings. Illegal Substances The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property without refund and may result in law enforcement participation. Miscellaneous There is no smoking allowed in the space. Smokers can smoke outside. In front of the house smoking needs to take place on the sidewalk that runs east, west. In the rear of the house smoking needs to take place in the yard beyond the gazebo. Smoking should take place far enough away from the house that smoke does not blow back into the house.
