Cancelation
Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 7 days before the Event start time are not refundable.
Rescheduling
Reschedule requests cannot be submitted any less than three (3) days prior to the event's start and are subject to availability. All reschedule requests may be subject to a fee of no less than 25% of the current booking total cost. Requests submitted within three (3) days of the event start will not be honored. If a reschedule date/time cannot be agreed upon, refer to the cancelation policy.
Studio Use (House Rules)
Production bookings are for photography and video shoots. Event bookings include baby showers, private parties/dinners, proposals, and anything that also requires additional chairs, tables, or other decor.
No Smoking, no exceptions.
Absolutely no drugs are allowed on the premises (No exceptions).
If drugs are found to be present during a rental the booking will be terminated immediately without a refund.
No smoke bombs or devices that cause smoke or exhaust unless pre-approved by staff in writing. Including, but not limited to, fireworks, sparklers, and fog machines.
No open flames of any kind. (We have LED candles available for rent)
No glitter, confetti, feathers, dirt, fake blood or anything similar allowed.
No dirtying/wetting/smudging of the walls or furniture in any way.
No entering the storage space without prior permission.
The shoot cutoff time is 10 pm. No loud music after 10 pm.
Whoever books the location must stay on the premises during the shoot duration. If that person needs to leave for any reason, they must send us the contact info for the person who is to be in charge for the duration of the booking.
There are security cameras on the property.
No pets allowed.
Trash must be picked up and put in the trash cans. If trash is found on the premises and not in a trash can, a trash fee of no less than $35 will be assessed.
If anything is damaged or destroyed, the damage will be assessed and a fee of no less than $50 will be attached to the payment method on file.
Please select the correct number of attendees to avoid additional fees. Rental rates are based on the number of attendees set during the initial booking request. Each person above the number of attendees will be assessed a fee of $12 per person if the number of attendees is also above capacity.
If overtime is needed, it will be billed at time and a half.
Additional Downtown Guidelines
Cost - Price increases at eleven (11) guests. Please select the correct number of guests to avoid additional fees.
Parking - There is parking available along the street and multiple parking garages at the back of the block.
Trash - Trash must be placed in trash bags. Do NOT pour drinks in the trash. Trash should be disposed of by the booking guest or placed near the elevator.
Capacity - Our maximum number of people is 25. If more people arrive they will not be allowed to enter the studio and must leave the premises unless preapproved. If they do not leave, an additional fee will be assessed for going over capacity.
Elevator/Front Door - These should not be blocked or propped in any way to avoid malfunction.
Arrival-You will receive arrival instructions 30 minutes prior to booking start. There will be a code sent to enter through the front door, give this code to your guests. Someone must stay upstairs at all time to let guests up via the elevator. Guests will call this person upon arrival.
Photography/Event Bookings
The Renter is only allowed to enter the premises at the scheduled time and must vacate the premises at the scheduled time. If the Renter does not vacate the premises within 10 minutes following the scheduled time, the Renter will be charged for an additional half-hour at time and a half and continue to be charged until they have left the premises.
The time slots reserved include set up and clean up time. Outside deliveries (all vendors included) must be done within the rental timeframe.
The Renter is responsible to place all equipment back in its original place and must leave the studio in the same condition previous to the Renters booking. If these conditions are not met, the Renter will be charged a restaging fee minimum of $35 to the payment method on file. (If it takes two people to move the furniture then two people need to move it back). If the dining table or couch are left anywhere other than the living room, or if the swing is left disconnected from the ceiling, the restaging fee will be automatically applied.
NO selling of alcohol, wine, or beer without the proper TABC certification
I am aware that The Nellie Rose LLC encourages me to tour the venue before reserving my date. I understand and agree that The Nellie Rose, LLC will not refund me should I decide the venue is not a good fit because I chose to book my date before touring the venue. See cancellation policy above.

Upon completion of the photoshoot you will receive a link to review the images taken. Please “heart” your favorite images and let us know when you are finished. (This will let us know which images to edit). Please review the package description below to see if images are extra or included. We will send an invoice of $10 per edit requested, if applicable. The edited images will be sent during the turnaround timeframe below and become downloadable.

Headshots (images not included)
Real Estate (includes up to 35 pictures) - Turnaround less than 24 hours - Price based on package, package based on the square footage of the home. ( 3000 sq t)
Wedding - see below
Standard - Wedding Day (includes ceremony, reception, family portraits) | second photographer | approximately 4-5 hours | approximately 300 pictures

Product (includes up to 5 images per product)
If overtime is needed, it will be billed at the current session rate. Overtime for events are always billed at time and a half.
Turnaround Time
Within seven days for Headshots and Product
Between seven and fourteen days for Events, Portrait, Real Estate, Wedding (subject to package selection)
Additional Edits
$10 each
All images include non-exclusive rights and remain the property of The Nellie Rose, LLC. Images cannot be sold in any way without prior written approval and exclusive rights purchased.

The Nellie Rose, LLC reserves the right to cancel your booking at any time and is not required to credit or refund you for any amount paid if your booking is canceled for not following The Nellie Rose, LLC guidelines listed above.
I give The Nellie Rose, LLC permission to automatically charge my payment method on file for any damages and additional fees related to my booking.
RELEASE AND INDEMNIFICATION
RENTER SHALL INDEMNIFY, DEFEND AND SAVE HARMLESS THE NELLIE ROSE LLC, ITS OFFICERS, AGENTS, AND EMPLOYEES FROM AND AGAINST ANY AND ALL LOSS, COSTS (INCLUDING ATTORNEYS' FEES), DAMAGE, EXPENSE, AND LIABILITY (INCLUDING STATUTORY LIABILITY AND LIABILITY UNDER WORKERS' COMPENSATION LAW) IN CONNECTION WITH CLAIMS, JUDGMENTS, DAMAGES, PENALTIES, FINES, LIABILITIES, LOSSES, SUITS, ADMINISTRATIVE PROCEEDINGS, ARISING OUT OF ANY ACT OR NEGLECT BY RENTER, ITS AGENTS, EMPLOYEES, CONTRACTORS, INVITEES, REPRESENTATIVES, IN, ON OR ABOUT THE FACILITY. THIS INDEMNITY SHALL SURVIVE THE TERMINATION OF THIS AGREEMENT. RENTER HEREBY RELEASES THE NELLIE ROSE LLC FROM ANY AND ALL LIABILITY OR RESPONSIBILITY TO RENTER OR ANYONE CLAIMING THROUGH OR UNDER RENTER BY WAY OF SUBROGATION OR OTHERWISE FOR ANY LOSS OR DAMAGE TO EQUIPMENT OR PROPERTY OF RENTER EITHER COVERED OR NOT COVERED BY ANY INSURANCE THEN IN FORCE.
