Free street parking is available. Please let us know how many and what kinds of vehicles you need space for in advance.

There are large windows which allow for natural light. All windows have coverings that can be used to block out the light.

The house is on a quiet street. The homes are well spaced so that you do not hear the neighbors.

Stairs

The home has large front double doors. There is also a back door through which equipment can be loaded.

There are 2 upstairs bedrooms that can be used as well as two bathrooms.

There are ample outlets in each room. The onsite host will help with the circuit breaker, located in the basement, if needed.

Hourly Rate The posted price per hour is for a crew of 25 people maximum including crew and talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. Filming, Photo Shoots, & Productions Please be up front with what you’re looking to do and we’ll be happy to work with you to make your project a success. If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: Total number of crew & talent Desired date(s) Exact hours you will need (i.e. 7am-7pm) including load-in/load-out, setup and tear-down Equipment & lighting specs Holds Dates are available on a first book/fist serve basis and will not be held without deposit or reservation. Scouting We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/director scouts will only be permitted once the booking has been accepted. All scouting visits are subject to availability, and we will not accommodate scouts during other guests’ reservations/productions. Overtime All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Off Limit Areas The rental includes access to all areas of the house except the first floor office and the second floor master bedroom, bathroom and office which are not pictured. Parking Street parking is available. Noise We have a zero tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 9 PM to 7 AM. Cleaning & Damages Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it. Guests must respect the space and we ask that guests clean up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of our space. No nails, screws, staples or penetrating items should be used on the walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. A walk-through is required before and after all bookings. Illegal Substances The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property without refund and may result in law enforcement participation. Miscellaneous There is no smoking allowed in the space. Smokers can smoke outside. In front of the house smoking needs to take place on the sidewalk that runs north, south. Smoking must take place far enough away from the house that smoke does not blow back into the house. No adult filming and no nudity. We will need to be listed as an additional insured on the Certificate of Insurance.

There must be enough people to move the furniture in a way that will not cause damage to the floors.
