Private, quiet, and very rural. Property has a 3 car garage, and space to park 3-4 additional vehicles on the driveway. For larger groups, the Millerton Lakes SRA has a parking lot about 300 feet from the driveway (our driveway is VERY LONG), so we recommend using a shuttle if you have your guests park in the public lot. Please note: Summer weekends, the lot may get busy/full during the day. If you are planning and evening event, this should not be a concern

PETS: Pet's are strictly NOT ALLOWED. The owner's have immune-compromised family members with severe allergies and no animals may be on the premises at any time. Additionally, this is a rural, unfenced property adjacent to a large state park with a healthy and active coyote, bald eagle, mountain lion, and rattlesnake populations that have sadly carried off many neighborhood small animals over the years. The closest emergency vet is 45 minutes away. For the owner's health and safety, as well as your animals, PLEASE leave your animals at home. Unannounced pets will be charged a $500 fine, plus $100/day for pet rent. EXTRA GUESTS: Your reservation was approved only for the number of guests that you included. We understand that sometimes plans change, and you may wish to add more people. Generally, this is not a problem as long as you let us know in advance. PLEASE NOTE: House has a community well and a septic system, so big groups are hard on our systems. Please be mindful of water use. The pricing structure helps keep prices lower for smaller groups, who have less impact on the property. We do monitor guest totals via outdoor security cameras, so please make sure you have an accurate guest count at least a day before your arrival. Unannounced extra guests will be $100 per person. We have this in place to help discourage rowdy party groups. Thank you for your understanding. GARBAGE: We have a long, winding private, gated driveway. Our garbage bins are located at the street and are collected weekly by a private garbage service that services rural properties. Please be very mindful of not overfilling the bins, as wildlife will make a big mess. Our bins are large enough to handle regular garbage produced by up to 8 guests. CHECKING OUT: Should you have more garbage than will fit in the bins, you must take it with you. Do not leave bags of trash at the house as they will attract pests. There is a $50/bag dump fee if we have to send our handyman to haul extra garbage to the dump. WELL WATER AND SEPTIC: The house is serviced by a community well. Please be mindful of water usage, particularly in the summer months, as California is experiencing a historic drought. Septic system works well but please Do not dump grease down the drains, or flush anything besides toilet paper and what nature provides. No tampons, wipes, condoms or anything else can be flushed. Septic cleanouts are expensive and will be charged to the guest if blockages due to foreign objects occur.
