1. Facility Care
We want you to feel safe and comfortable in our studio spaces and we encourage freedom of expression in all its forms. That said, we also expect you and your group to respect and treat the facility with care. All areas should be left the way you found them, clean and ready for the next use (if the facility was not prepared for you, please contact your booking agent immediately). Please put back any items used, replace furniture or set pieces to their original location, sweep the studio floor and vacuum any carpeted areas if applicable. Empty all trash in the dumpsters to the front or rear of the building. Excessive cleaning will result in a fee assessment. Unauthorized tampering with security cameras in any way will result in a "camera review and recalibration fee" of at least $100 and may include additional consequences including the early termination of the booking.
2. Studio Property
Studio Property cannot be borrowed for any length of time at the studio or otherwise without permission. Studio property that is noted as ‘rentable’ may only be rented and/or used if written or verbal authorization is obtained prior to use. Double check that you have obtained permission from an authorized representative before use.
3. Conference Rooms
If booked, the conference rooms can be used for many purposes. If you need help with the monitor or other electronics, please ask.
The dry erase boards will typically be erased daily unless otherwise requested.
In the event of a spill or other accident, please inform the studio manager immediately so the situation can be assessed/addressed, or you may be assessed additional cleaning or damage fees.
4. Green Room/Lounge Areas (if applicable)
The lounges come equipped with a 4k TV and full access to the break room area. The TV can be tethered to a camera on the shooting floor using HDMI or Ethernet. Ask the studio manager about direct connections. Please ask staff for assistance with any of the devices or appliances.
5. Sound Stage/Cycloramas
The sound stages are our primary event, film, and photography shooting spaces and contain the cycloramas. If you have not booked access to them, please refrain from entering the areas without permission. The Cyclorama curves can be easily damaged. Any damage to the cycloramas will result in a damage assessment. If the cycloramas must be repainted after your use fees will be assessed based on the studio/stage in use. If you would like your cyclorama painted a custom color the fee is a minimum of $1500 in labor + paint cost.
6. Equipment
If you need assistance with any equipment, please inform your agent or the studio manager. You are responsible for your use of our equipment, and we cannot be held liable for any damages or loss resulting from your use, accidental or otherwise. Any damage to equipment will be assessed and billed within a reasonable timeframe of the wrap of the shoot. Any violation of the rules or other misconduct may result in the immediate revocation of equipment and facility privileges, is grounds for removal, and may constitute a forfeiture of your deposit.
7. Staff
Please respect our staff. If we have provided you with crew, do not abuse the privilege. We appreciate your patronage and will treat your business and associates with courtesy and respect. We expect the same of you and your guests. If management feels misconduct or abuse is taking place, or the crew informs management of such, you may be penalized, ejected and/or banned from the premises.
8. Smoking, drinking & other substances
SMOKING/FOG
We do not allow smoking inside the premises except for video and photo work. No recreational use of any kind is allowed indoors. The following uses are allowed:
a) Fog machines with pre-approval and prep.
b) Smoking scenes using non-tobacco/non-cannabis based products may be approved by the studio manager at their discretion and used with pre-approval and prep. Additional cleaning fees will apply.
Our fire alarms must be set to a custom mode by the fire department to allow for smoke and fog. If the fire department responds to a fire alarm you or your guests have caused, you will be assessed up to $5,000 by the city and there may be other legal and financial consequences.
ALCOHOL
All alcohol must be sold and/or served by our staff and all participants must be aged 21+. We will have appropriate action taken immediately if we find minors consuming on premises. You may not sell alcohol in any way, including selling “drink tickets” or plastic cups.
9. Building Use
You are responsible for ensuring all members of your group have vacated the premises upon the termination of your booking. Please be sure to fully close and lock all doors and windows. As applicable, if a key is provided, the person responsible for the booking is responsible for ensuring the facility is locked and the key is returned as agreed in writing.
10. Gambling
Gambling of any kind is not allowed on premises. You may film, photograph, record, or in any other way portray gambling for the purposes of your production, but you may not host any type of gambling, nor host an event with any type of gambling or any game of chance in which money changes hands.
11. Minors
We take the protection of minors seriously. The physical and mental safety of minors present at the facility is paramount. Labor and sexual exploitation will not be tolerated in any way and will be immediately reported to local authorities.
Supervision
a. No fewer than two adults shall be present and visible at all times when a minor is on-site.
b. No adult (other than a legal guardian) shall be alone with a minor for any period of time without line-of-sight to and from other adults.
c. At least one legal guardian must be present and is responsible for the behavior of any minor.
12. Conduct
Discrimination of any kind will not be tolerated. We take the fair and equitable treatment of all guests and patrons very seriously and seek to create and promote a safe and inclusive environment at all times. If you feel you have been treated unfairly or are aware of unfair, discriminatory, or abusive behavior taking place on our premises, please contact the studio manager or another staff member immediately. Please also immediately report any observed physical abuse, health emergency or un-scheduled violence to local authorities. (unscheduled violence is any violent behavior not associated with an active event, film or photo shoot. While some productions may include mock violence and sometimes real violence for various professional and commercial purposes, all instances will be well documented and announced.)
13. Food and Drink
Allowed on premises in most areas with a cleaning deposit. Conference room bookings may bring non-alcoholic beverages and food, all stage, studio, and other bookings may require a food and beverage minimum spend. If you have brought food and/or beverages for your booking, please clean-up after your guests or you will be charged additional cleaning fees.
14. Liability
You (and your employees, agents, and guests) agree to hold the facility and its owners, agents, employees, assigns and guests harmless for any and all negligent acts or omissions, loss, or theft in connection with your use of the facility. You acknowledge that the facility is provided in as-is condition and may or may not have security measures in place at the time of occupancy. No warranty is given as to the condition of the facility nor any fixtures or amenities. You further agree to indemnify and hold harmless the landlord, owner, lessor, agents and all other parties lawfully in possession of the facility for any claims, demands, and causes of action of any person based upon personal injuries or property damage suffered by such person resulting directly from any act or omission on your part in connection with your use of the facility. You acknowledge that these rules apply uniformly to you, your company, your employees, and any agents or guests you invite to or bring into the facility at any time.
15. COI - Insurance Requirements
All bookings require a Certificate of Additionally Insured naming the studio and management company as detailed below.
