There is free street parking on the cross streets. Our block requires permit parking. Please message for parking more specific instructions.

The downstairs level has open windows with white opaque curtains that can be closed, with some light still coming through. The upstairs level has curtains that block out light.

If there are nearby neighbors, some sound does come through the exterior walls. The HVAC system, when running, can be heard a little bit.

Stairs

There is no dedicated loading zone. All equipment must be carried up three stairs to enter the building.

Upstairs bedrooms, Office or Annex can easily be used for staging. Message about coordinating to use one of these spaces for staging before your booking.

Car garage and garage storage room

Circuit breaker is located inside the closet in the dining room. There are a number of outlets on the first floor. Do not unplug or move any of the smart devices, including wifi routers, Ring alarm system and components, security cameras or smart home bridges. Do not use switches with switch covers. Doing so can result in devices not working as intended.

-> Please treat our space as your own -> No shoes inside at any time; please wear shoe covers -> No pets, glitter/confetti, smoking or smoke machines -> No open flame or frying allowed on site or any cooking that will create smoke as our facility is not ventilated. -> No food or drinks allowed on the second floor at any time -> Do not unplug wifi router or smart devices at any time -> Furniture and decor can be moved (EXCEPT THE BAR AND CHINA CABINETS ON THE FIRST LEVEL) -> Furniture cannot be moved outside the building -> All furniture and decor must be returned to their original location and we recommend you take photos before you move anything; a rearrangement fee will be charged if items are not returned -> Trash/recyclables must be taken with you Please also review the following prior to your booking: 🧽 CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it. Please take great care of our space. We ask/appreciate guests tidy up after themselves. Guests must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. If tape removal results in peeled paint, additional charges will incur. If you remove photos and the 3M velcro to which they are hung from the wall, you must replace them as originally hung, including the velcro. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. Any additional cleaning, trash removal or furniture rearrangement required after the booking will incur a $200 service fee. 👋 DEPARTING THE SPACE All equipment, materials and trash/recyclables must be removed at the end of the booking, taking them with you. Do not leave trash on site in the trash can or dumpster. 🔒 Front door must be locked upon departure from the space. ⏰ OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Furniture, decor and other items in the space cannot be removed from the building, but — with the exception for the bar and china cabinets on the first level — can be rearranged as needed or moved and stored in another area of the space during the duration of your booking as long as everything is returned to its original location when you leave. Take care as some items are fragile and/or heavy. Please notify us in advance if you need to move furniture in the space to suit your event needs. 📸 We highly recommend taking photos to ensure you return items to their original locations.
